Warehouse Conversion Completed for Lense Manufacturer Ophthonix



Progress Report

San Diego-based Johnson & Jennings General Contracting has completed tenant improvement construction for the $2.3 million office and laboratory facility of Ophthonix Inc. located at 1491 Poinsettia Ave. in Vista. The work consisted of converting existing warehouse space into a combination of research and development labs and corporate offices. The project also included construction of an automated manufacturing space, a class 1000 clean room and an expansion of an existing clean room suite. San Diego-based Ophthonix is a manufacturer of customized spectacle lenses.

Plans to transform Imperial Beach’s oceanfront property have been set in motion with the proposed redevelopment of the Seacoast Inn, an older three-story hotel located at 800 Seacoast Drive. The structure will be demolished to make way for a new four-story, 78-room, eco-friendly hotel. Permits are likely to be issued in the upcoming months and construction is expected to begin in more than a year. The beachfront face-lift also includes widening the beach 35 feet and improving the end of Date Avenue with upgraded paving, landscaping, parking and realignment of the seawall. The project is designed to expand Imperial Beach’s tourism potential.

The Legend at the Ballpark, Bosa Development Corp.’s high-rise residential tower inside the gates of Petco Park, is now open and move-ins are under way. Sales began in January 2006 at the 23-story tower located at the corner of J Street and Seventh Avenue downtown, and of the 178 units at The Legend only 70 remain for sale. The nine-floor tower offers one- and two-bedroom units ranging in size up to 1,234 square feet. Prices begin in the low $500,000s.

Jaynes Corp. has completed construction on The Crossings at Carlsbad, the city of Carlsbad’s municipal golf course building. Located at 5800 Hidden Valley Road, the public course is sited on 1,000 acres of coastal terrain. Designed by Douglas Fredrickson Architects, The Crossings offers a 28,000-square-foot clubhouse along with a golf shop, dining room and restaurant.

RQ Construction Inc. has been awarded $8.56 million for the design and renovation of Bachelor Enlisted Quarters on the fifth floor of building 26 at Naval Medical Center San Diego. Work is expected to be complete by April 2009.

Good & Roberts Inc. has been selected by DexCom Inc. to complete tenant improvement construction at 6340 Sequence Drive in Sorrento Valley. Renovations will include converting 30,000 square feet of space into office, laboratory, restroom and conference areas. The improvements are designed by Tony Mansour of Mansour Architectural Corp. Major subcontractors on the project include Bergelectric Corp. and Pacific Rim Mechanical.

RSI Roofing, based in Linda Vista, has signed a contract with Scantibodies Clinical Laboratory Inc. to re-roof two of its 9,785-square-foot buildings. The work will begin Oct. 5 at Scantibodies’ headquarters in Santee.

The Del Mar Union School District dedicated newly opened Ocean Air Elementary School on Sept. 27. The new school, located in Carmel Valley, opened in August and was designed by Westberg + White Architects. Construction was managed by Barnhart Inc. while the project was under way for more than 10 months. The $36.5 million school totals 77,000 square feet and includes a two-story educational building with computer lab, library, science room, multi-use building with music and art rooms and playing fields.

R.A. Burch Construction Co. Inc. has completed work on the $7.8 million Recruit Clothing Issue Facility at Marine Corps Recruitment Depot San Diego. The 47,360-square-foot facility replaced five aging World War II corrugated metal buildings and consolidated operations and assorted functions. Wildman & Morris Inc. of San Francisco was the architectural and engineering firm for the project and designed the new facility to fit into the military base’s Spanish Colonial style.

McCarthy Building Cos. Inc. said Oct. 4 that construction is complete for the new $29.5 million Laura G. Rodriguez Elementary School located at 825 S. 31st St. in Barrio Logan. The new school is on a 6.5-acre lot and includes seven buildings that house 32 classrooms, a multipurpose room, library/media center, cafeteria and administrative spaces.

Swinerton Inc. has completed 41,000 square feet of laboratory and office tenant improvements to Qualcomm Inc.’s Building WD at 5739 Pacific Center Boulevard. The project, designed by Ferguson Pape Baldwin Architects, was on an accelerated schedule with the building permit approved in 17 business days.
