Topping Off: Villa Nueva Community Center

WHAT: Three-story, 21,000-square-foot commercial building will serve the 398-unit Villa Nueva Apartments community. The project is the largest residential development in the San Ysidro revitalization area.

WHERE: 3604 Beyer Blvd.

INTERESTING FACETS: Resident and day care services, computer labs, social services offices, and Casa Familiar offices will all be housed in the new building. The architect’s design intentions include large-scale simplicity, dramatic accents, and a set of proportions characteristic of contemporary Mexican architecture. The project was completed in less than nine months.

FINANCING: San Diego Housing Commission, Centerline Capital Group and Freddie Mac.

DEVELOPER: Steadfast Villa Nueva, a partnership of Steadfast Residential Properties and Casa Familiar.

DESIGNER: Daniel Acosta-Leyva of Arkisource.

STRUCTURAL ENGINEERING: G.L. Engineers.

MECHANICAL, ELECTRICAL, PLUMBING ENGINEERING: Salehi Engineering.

DRY UTILITY DESIGN: Phazer Electric.

LANDSCAPE DESIGN: Insite Earth.

CIVIL ENGINEERING: CValdo.

SURVEY: Aguirre & Associates.

GENERAL CONTRACTOR: Sun Country Builders, which was in charge of the concrete, masonry and framing.

MAJOR SUBCONTRACTORS: Connelly Mechanical, Contender Plumbing, C & M Door & Trim, Elliot Shoring, Nurse Stucco, Petersen Dean Roofing, San Diego Demo, ThyssenKrupp, Tri-City Drywall.

START DATE: April 1, when the grading permit was obtained.

PROJECT COST: N/A.

COMPLETION DATE: Dec. 19.
