Retail Shops Head for Smart Corner

Four retail tenants recently signed leases totaling $2.3 million at Smart Corner Residential Tower. Smart Corner is a mixed-use, transit-oriented development on Park Boulevard and Broadway that offers live, work and play opportunities on one city block.

The development consists of a 301-unit, 19-story residential tower and a five-story, 93,000-square-foot office building. The two buildings are intersected by an on-site trolley stop.

Symbolic Markets Inc. doing business as Market Station, a food market, signed a lease for 1,000 square feet. Pizza Station, another Symbolic Markets Inc. venture, signed a lease for 1,300 square feet. The total lease agreement for both units was $1.37 million for 10 years.

Maui Wowi, a coffee and smoothie shop, signed a 10-year lease for 940 square feet. The lease was valued at $421,000.

Subway also signed a 10-year lease. The lease valued at $464,000 is for 1,100 square feet.

CJUF Smart Corner LLC signed an 18-month lease for 920 square feet of retail space to operate a sales office. The lease was valued at $58,000.

Only one 1,700-square-foot corner retail space in Smart Corner Residential Tower remains on the market, according to Burnham Real Estate.

Both Starbucks and 7-Eleven signed 10-year leases at Smart Corner’s office building. Starbucks, located at the northwest corner of the office building, is now open. The 7-Eleven will join the office building on the southeast corner unit.

Burnham’s urban retail group of Corinna Gattasso, Dave Maxwell and Bill Shrader represented Market Station and Pizza Station. The trio also represented the lessor, Lankford 818K LLC, in all four lease agreements in Smart Corner Residential Tower.
