$8.2M Industrial Park Opening in Otay Mesa

Design and construction work have been completed for Britannia Industrial Park, Phase I, according to Ware Malcomb. The estimated construction cost on the project is $8.2 million.

Kearny Real Estate developed the five-building industrial park on Britannia Park Place, Britannia Boulevard and Siempre Viva Road in Otay Mesa.

Ware Malcomb provided master planning and architectural design services for five dock-high industrial warehouse buildings totaling 156,000 square feet.

The buildings range in size from 23,000 to 36,000 square feet on 11 acres. Building one, a 23,000-square-foot industrial building with a freezer box amenity, was designed for Zahava Foods, a distributor of Israeli food products. The other structures are industrial buildings for sale and lease created for warehouse distribution and light manufacturing space.

El Cajon-based Hamann was the general contractor on the project.

University Pacific Centre’s retrofit project is nearly complete. Estimated to cost $1 million, the project includes replacing and upgrading the building’s heating, ventilation and air-conditioning systems with energy-efficient equipment.

Located at 8899 University Center Lane in University Towne Center, University Pacific Centre is a four-story, 96,000-square-foot office building owned by Falcon Real Estate Investment. Upgrades include an energy-efficient electric chiller, a new Marley two-cell stainless steel cooling tower, two new chilled water pumps and two new condenser water pumps.

Alliance Consulting Engineers provided full mechanical, plumbing and electrical design services. Bingham Heating & Air is the general contractor, with Mark Martinak as project manager. Subcontractors include Precision Electrical, Chiller Services, Facility Automation Services, HCI Environmental & Engineering Services, Penn Air and Scot-Therm Insulation.

Elizabeth Burke of CB Richard Ellis is the senior real estate manager for the property and Antonio Santana, also of CB Richard Ellis, is the building engineer. Steve Wolf, Mark Wayne and Brunson Howard of Cushman & Wakefield are leasing agents for University Pacific Centre.

Bilbro Construction has completed Class A tenant improvements for Santarus, a specialty pharmaceutical company, at 3811 Valley Center Drive in Del Mar Heights. The project was completed in 12 weeks.

Work included high-end improvements to the 25,000-square-foot suite with private offices featuring integrated aluminum door frame and window assemblies, cherry veneer doors and millwork with granite countertops, and electrical modifications to accommodate new furniture systems. Santarus also required redundant server rooms, both of which are supported by independent, 24-hour, air-conditioning systems.

The project team included construction manager Space Matters and interior designer Hurkes Harris Design Associates.
