Sudberry Properties is doing something different in Scripps Ranch — building apartments.
Scripps Ranch is primarily single-family homes, although there are a handful of apartment complexes.
With several employment centers including Mira Mesa, Sorrento Mesa and Sorrento Valley within a close commute, Sudberry Properties figured the area was ripe for apartment development — especially with the region facing a housing shortage and apartments in general a hot commodity.
The company in June broke ground on a mixed-use project that will include what it says will be 260 luxury apartments and 11,000 square feet of retail space.
The property is at the northeast corner of the intersection of Interstate 15 and Carroll Canyon Road.
“This particular location is adjacent to a pretty major business hub in San Diego. It’s close to the freeway for ease of access,” said Colton Sudberry, president and CEO of Sudberry Properties.
The first of the apartments and retail areas are expected to be available for lease by the fourth quarter of 2020.
Sudberry said the target market of renters will be mixed.
“It will be higher-end luxury apartments, so we’ll probably see young business professionals, maybe a little bit older subset of the market,” Sudberry said.
Dubbed The Hub, the project will include five four-story buildings with “garden style” apartments, a 2,053 square-foot gym, a lounge, and a terrace overlooking a landscaped pool.
The complex will include apartments with one to three bedrooms ranging from 614 square feet to 1,391 square feet.
Sudberry said the mixed use nature of The Hub will distinguish it from other apartment projects in Scripps Ranch.
The onsite retail and restaurants “will be a good amenity for the residents,” Sudberry said.
Sudberry Properties’ signature project is the $2 billion Civita residential community on a 230-acre former sand and gravel quarry in Mission Valley.
Working with Sudberry Properties on The Hub are MVE Architects, general contractor Reylenn Construction Co. Inc., Pasco Laret Suiter & Associates civil engineering and land planning, GroundLevel Landscape Architecture, and Design Tec Inc. interior design.
