Sudberry Properties Wins Award for Scripps Ranch Project

A Scripps Ranch apartment development – the Hub at Scripps Ranch by Sudberry Properties – in September was named Community of the Year for apartment and condominium projects by the San Diego Building Industry Association, receiving the association’s Icon award.

“It’s really fun for us to be able to say that this was one of the best projects that got delivered in San Diego last year,” said Marco Sessa, principal and senior vice president of Sudberry Properties, based in Sorrento Valley.

“There’s a lot of pretty exciting projects being built in San Diego and to be selected by a group in our industry was pretty meaningful and special for us,” Sessa said.

The award comes as the final tenant in the Hub’s 10,700 square feet of commercial space – Junction 52 sports bar – is preparing to move in.

The more than $100 million Hub has 260 apartments in five residential buildings that are 90% leased, according to Sessa.

“We continue to have pretty decent occupancy,” Sessa said, “Like everything else you’ve seen in the last few months, we have seen a little bit of a slowdown in traffic, which can be somewhat typical going into the winter.”

The Hub was designed by MVE + Partners, based in Los Angeles, with ReyLenn Construction Company, based in Solana Beach, as the general contractor.

Also working on the Hub, at 9850 Carroll Canyon Road, were Pasco Laret Suiter & Associates, a design and engineering firm based in Old Town, and GroundLevel Landscape Architecture, based in downtown San Diego, and Design Tec interior design, based in Newport Beach.

The project is spread over a 9.5-acre site and includes four four-story apartment buildings and one three-story apartment building.

The site was once the headquarters of Pacific Southwest Airlines.

There also are three separate one-story buildings that include a leasing center, a clubhouse, and a 2,053-square-foot fitness center.

Planning for the Hub began prior to COVID, and initially included 40 to 50 electric vehicle charging stations. Sessa said that number was doubled as interest in electric vehicles has risen significantly since.

The project also has detached garages and carports that come with some of the apartments and others that can be leased separately, Sessa said.

The apartments are smoke-free and range from 614 square feet to 1,391 square feet with monthly base rents starting at $2,844.

According to Apartment List, a national apartment listing firm, the median monthly rents in San Diego in September were $1,998 for a one-bedroom apartment and $2,576 for two-bedroom apartments.

The firm reported that year-over-year, San Diego median monthly rents were 1.4% lower in September 2023 compared to a year ago.

RentCafe, another apartment listing service, reported that San Diego is projected to complete 2,054 new apartments by the end of 2023, maintaining a steady construction level over the past three years with more than 10,000 new apartments completed.

Sophisticated

Interior amenities at the Hub include balconies or patios, nine-foot-tall ceilings, faux-wood flooring, carpeting, stainless steel appliances, quartz countertops and full-size washers and dryers.

Shared amenities include a pool and lounge area with a spa and barbecues, the fitness center, a club lounge with a demonstration kitchen, a game room, and a media screening room.

In addition to Junction 52, commercial space in the Hub was leased to Big Cheech’s Chicken, which opened six months ago, Starbucks, which opened when construction was still ongoing, and Pacific Dental Services.

Among the more unusual features of the Hub is an underground storm water system in which four wells were drilled 120 feet into the ground to collect rainwater runoff.

“No one sees them, no one knows they’re there,” Sessa said, adding that, “from a water quality standpoint, it’s a pretty sophisticated system.”
