Construction Under Way on First Havens Neighborhood

REAL ESTATE: 17 of 59 Homes in Provence Already Sold

BONSALL – Construction is well under way on the first of four single-family home gated neighborhoods that will make up The Havens, a Bonsall development by Terri and John Havens in partnership with Bonsall Oaks, LLC.

The couple are co-owners of the Houston Astros baseball team.
So far, 17 of the 59 homes that make up the Provence neighborhood have been sold while they’re being built.

Provence, like all the neighborhoods that will make up The Havens, carries a name connected to winery regions in France, a nod to Terri and John Havens’ love of all things French.

Built by Corman Leigh Companies, based in Temecula, and designed by Kevin L. Crook Architecture, based in Irvine, the architecture of the homes has touches of French design.

They include shutters with wrought iron fixtures, solid stone castings around the windows, and arches inside and out.

Leigh estimated the construction cost of Provence to be about $75 million, with an estimated cost of $250 million for the entire development, which is expected to be completed in 2026.

Overall, The Havens will have 164 homes covering nearly 240 acres, with seven lots reserved as custom home sites. It includes five miles of hiking and equestrian trails.

Leigh said an additional 250 acres are being preserved as permanent open space.

The one-story and two-story homes in Provence will range from 1,942 square feet to 2,842 square feet with up to four bedrooms and 3.5 bathrooms and have two-car garages.

The kitchens have recessed-panel white cabinets, pendant lighting, and stainless-steel appliances.

The homes also come with electric vehicle charging stations.

An aquatics center adjacent to The Havens will have a junior Olympic swimming pool, an aquatic exercise room and tennis and pickleball courts.

Also next to the housing development is the former Vista Valley Country Club, renamed The Havens Country Club, following a $15 million renovation.

Selling a Lifestyle

“As you step up from the golf course in Gopher Canyon, our lots go all the way up the pinnacle of the hill,” Leigh said.

Prices for Provence homes start at a little more than $1 million, Leigh said, with extra charges for homes that have views and those built along the golf course.

The homes come with memberships in the golf course and the health spa, Leigh said.

“We’re not selling a home, we’re selling a lifestyle of community,” Leigh said. “We’re trying to get away from the idea that people come home, they hit a garage door (opener), go into their house, live their life, and hardly talk to their neighbors.”

Rather, Leigh said Provence was designed with places for people to meet and gather, intentionally through activities, or just by walking to mailboxes.

“These are all designed to create these meaningful moments and connections,” Leigh said.

The development will also have an outdoor venue with seating for 300 people for concerts and other community events.

The entrance to the housing development also leads to a 16-acre winery, Chateau Cal-a-Vie, named after the Cal-a-Vie Health Spa that Terri and John Havens own.

So far, about 40% of those expressing an interest in buying a home in Provence have come from North County, about 25% from Orange County, and the rest from around the country, Leigh said, adding that they’ve been a mix of retirees in their late 50s with no children living at home and couples in their mid-40s to early 50s with one child still living at home and another in college.

“They’re people who are looking for security, safety, and opportunities to explore,” Leigh said.
