ENCINITAS – A newly built oceanfront home in Encinitas is up for sale for $24,850,000, which would make it the highest priced home ever sold in Encinitas.
The 7,089-square-foot home at 1230 Neptune Ave. is billed by its builder, Peter Keserovich, as the last new home of its size that can be built on a coastal bluff under Coastal Commission regulations that were changed after he bought the property in 1997 and applied for a commission permit in 2001.
“If I tried to permit a structure on the same property today, I would be fortunate to get a little over 3,000 square feet because of all the new restrictions,” Keserovich said. “What we’ve created and done on the bluff, you can’t do again.”
Built on a 10,018-square-foot lot atop a bluff overlooking the Pacific Ocean, the house has four bedrooms, four bathrooms, three half-bathrooms, a three-car garage with electric vehicle charging stations, a wine cellar with space for more than 50 bottles and a eucalyptus tree bar with embedded pearls and shells, a gym, a pool and spa, an indoor theater, an outdoor kitchen and patio, and a commercial grade elevator.
It replaced a 1,600-square-foot, two-bedroom, pink cottage that was built in 1958 and demolished to make room for the new home.
From street level, it looks like a two-story house, but Keserovich dug deep into the bluff to make it four stories on the beach side.
Keserovich said that he deliberately kept the view from the street simple because a house that was overly ostentatious in curb appearance wouldn’t appeal to the buyers that he hopes to draw.
“We’re attracting the wealth group that would ride around in an SUV versus a Lamborghini, Maserati or Ferrari,” Keserovich said. “We’re trying to attract a wealth group that wants privacy and security.”
Resembling a Yacht
Designed by Spence Johnson with Joseph McCarter as the interior designer, the house is meant to feel like a five-star, boutique hotel, Keserovich said.
Listing agent Khaki Wennstrom of Khaki Wennstrom & Associates | Compass said that the buyer would likely be “someone who appreciates technology, someone who wants something that no one else has, someone who wants a last of its kind.”
Entrance to the property is through a planar metal gate, costing $200,000, that retracts into the ground.
The entryway to the house itself has a 10-foot-tall, 800-pound door that pivots on a stainless-steel shaft at a finger’s touch.
Just past the entrance is what Keserovich described as a floating staircase with glass and stainless-steel railings that make it seem like its drifting in air.
“The home has an incredible living room open to your kitchen area with a backdrop that is the ocean,” Wennstrom said. “All the floors are heated, even out to the patio on your top level.”
At the center of the living room is a $25,000 art wall that conceals an LED television.
The upper floor main suite of the house was designed to resemble the curved bow of a yacht and incorporates Burmese teak wood used in yachts.
“We tried to make the master level the most nautical of the house, so the glazing (glass) on the east side is tilted out 10 degrees, like a captain’s quarters or a captain’s area on a ship,” Keserovich said.
A natural gas fireplace in the main bedroom was designed to look like “a huge porthole,” and a steam shower in the bathroom has two porthole windows, one at eye level for someone sitting and one at standing eye-level, Keserovich said.
Flagstone steps lead from the house to the beach, with a private sundeck shielded by hedges about halfway down to the beach with views to La Jolla to the south and Dana Beach to the north and Wi-Fi service.
“Imagine having a business meeting on that deck with these stunning, gorgeous views” Wennstrom said.
From the sun deck, the stairway leads to a lower beachside deck with retractable stairs to the sand.
Keserovich said that the house is so strongly anchored with a concrete and steel foundation that “it will be here for several hundred years.”
