New Community Offers Extended Family Plans

Lennar recently released a new community of multigenerational homes that allow extended families to live together in one home called Next Gen — The Home Within a Home. This floor plan allows extended family to live all together in one home — except with private and separate living spaces. The new floor plan is now offered in north San Diego at Sevilla and Estrella at The Lakes above Rancho Santa Fe.

The Next Gen suite is attached to the main home and includes a separate entrance, living space, kitchenette, bedroom, full bath, stacked washer and dryer and private one-bay garage (per residence). Lennar designed the floor plan to be incorporated into the main home floor plan in a way that allows it to be a separate space but also offers direct access from the main house, depending upon the family’s needs.

The selection of single and two-story homes are on a minimum of half-acre homesites. The Sevilla homes are approximately 3,867 to 4,391 square feet of living space, up to five bedrooms, five and a half bathrooms, up to three-bay garages and are anticipated to be priced from the upper $900,000’s. The single and two-story residences at Estrella are approximately 4,518 to 5,305 square feet of living space, up to five bedrooms, up to five and a half bathrooms, up to four-bay garages and are anticipated to be priced from the low $1 millions.

Portion of Retail Center Sells for $3.6M

The Carlsbad office of Colliers International announces the sale of a 52,000-square-foot portion of a Stater Bros-anchored retail center located at 760 Sycamore Ave. in Vista for $3,600,000.

The seller, Wenmar LLC, was represented by Jon Busse of Colliers International. M&O Partners LP purchased the property without representation.

Tenants at the time of sale included Big 5 Sporting Goods and Big Lots!

Vista Multifamily Building Sells for $1.2M

The Carlsbad office of Colliers International announces the sale of a two-story, 8,000-square-foot, 10-unit apartment building at 121 Azalea Drive in Vista for $1.2 million.

The building was constructed in 1986, and all units are two-bedroom, two baths with approximately 800 square feet each with patios or balconies. The building has access to Highway 78, off Sycamore Avenue and it is in close proximity to major shopping areas.

The seller, Richard Wenrick, was represented by Peter Scepanovic and Corey McHenry of Colliers International. The buyer was Primrose Family Investments LLC and they were represented by Erika Vitti of D & V Realty Group.

“Multifamily properties continue to attract strong investor interest throughout the region,” said Scepanovic, senior vice president of Colliers International.

Normal Heights Units Sell for $825k

ACI Apartments Inc. announced the recent sale of a nine-unit complex in the Normal Heights neighborhood of San Diego. The 6,228-square-foot property, located at 4036 38th St., was purchased by Patrick Kurata for $825,000.

Chuck Hoffman of ACI Apartments represented the sellers, Afshan & Mirza Baig. Eric R. Hays represented the buyer. This nine-unit property is in an up and coming area.

Built in 1969 by Ray Huffman, the complex features an excellent unit mix of six 1-bedroom/1bath and three 2-bedroom/1-bath units and includes three garages.

Vista Medical Park Condominium Sells

Cassidy Turley San Diego announces that a 2,271-square-foot medical office condominium located at 1920 Via Centre Drive, Suite A, in CreekView Medical Park in Vista, has been sold to Stuart Chang for an undisclosed amount. The seller was Via Centre Office Park LP.

In the transaction, Mark Avilla, Matty Sundberg and Bob Cowen, all of Cassidy Turley, represented the seller. The buyer, who plans to open a dental office, was represented by Rusty Williams of Lee & Associates.

CreekView Medical Park is a 12-building, 63,265-square-foot medical office park set on a 10-acre site less than a mile from Tri City Hospital and with access to Interstate 5, and direct access to Highway 78 via Emerald Drive, Plaza Drive and College Boulevard.

The CreekView Medical Park lease rate is $1.99-per-square-foot NNN per month and includes a $40-per-square-foot tenant improvement allowance. Introductory sales prices range from $235- to $265-per-square-foot.
