New Development in La Jolla Village Nearly Sold Out

Heritage on Ivanhoe is a community of new homes ranging from 2,103 to 3,032 square feet. The homes were released for sale in February and twelve of the fourteen homes released are now in escrow. The two remaining homes at Heritage on Ivanhoe are priced at $1,395,000.

The homes include two original La Jolla beach cottages, four new single-family detached homes, and eight twin homes. Each home features a private elevator, two-car side-by-side garage, and finished roof decks featuring 360-degree ocean views.

The former Copley family property was purchased in 2011 by Heritage on Ivanhoe LLC, a partnership led by San Diego developer Mike Turk and real estate agent Steve Cairncross of RE/Max Coastal Properties.

Heritage on Ivanhoe exceeds Title 24 energy efficiency standards and features a photovoltaic system to reduce monthly energy bills. Other sustainable building materials and amenities include eco-friendly cement fiberboard, permeable pavers and tankless water heaters.

The homes were designed by local architect Tim Golba.

Heritage on Ivanhoe is located at 7740 Ivanhoe Ave. in the village of La Jolla.

San Marcos Medical Office Building Sells for $532,000

Colliers International of San Diego announces the sale of two medical/dental office buildings located at 1511 and 1523 Grand Ave. in San Marcos.

Chris Ross and Paul Braun of Colliers International represented the sellers, Michael and Sandra Koceja. The buyers, Yen P. Le and Phong Dao, were represented by Gwen Coronado of Coronado Real Estate.

The two single-story buildings are located on a 15,000-square-foot lot. The buildings are approximately 100 years old and were originally a school house. One building is currently leased to a hair salon, and the other building is a fully improved dental building that will be remodeled for the buyer’s orthodontics practice.

North Park Units Sold for $1M

ACI Apartments announced the recent sale of five units on two parcels in the North Park neighborhood of San Diego. The properties, located at 4329 and 4333-37 Idaho St., were purchased by Capitana Holdings Inc. for $1,000,000.

Terry Taylor of ACI represented the seller. The buyers represented themselves.

These properties are lots north of El Cajon Blvd. with MR800B zoning, which allows one unit per every 800 square feet of land. The new owner plans to build 12 townhomes with garages on the lots.

Mesa College Breaks Ground on New Building

A groundbreaking ceremony was held recently for San Diego Mesa College’s new Social and Behavioral Sciences building, the latest facility funded by the San Diego Community College District’s $1.555 billion Propositions S and N construction bond program.

The new three-story facility will feature 66,000 square feet of “smart” classrooms; Psychology, Anthropology and Geography laboratories; and Communications Studies studios.

The building design includes a series of courtyards that open toward and complement the future Mesa College Quad. Other site design features include on-site storm water management and the use of drought tolerant native landscaping. A multi-use patio will crown the third floor of the structure.

The architect is Joseph Wong Design Associates, the design/builder is Swinerton Builders and the project manager is Mike Clark of Gafcon Inc.

The project is on track to obtain a Leadership in Energy and Environmental Design (LEED) Gold certification from the United States Green Building Council.

Mercado Del Barrio Project In Barrio Logan Is Complete

PCL Construction Services Inc. has completed Mercado Del Barrio for Shea Properties. The project is a mixed-use residential and retail project located in the Barrio Logan neighborhood of San Diego and is spread over two city blocks. It includes 13,862 square feet of retail space and a 209-stall, three-story parking structure. The project also includes a grocery store, which was built and operated by Northgate Gonzales Markets and 92 affordable apartment units that were built and managed by Chelsea Investment Corp.

PCL’s project team included Glenn Evans, project manager; Duane Siefers, superintendent; Patrick Goforth, project engineer; and Michelle Iskandar, field engineer. The architect was Safdie Rabines Architects and major subcontractors included Sheldon Site Utilities, Russell Coker, ARB Structures, D.A. Whitacre, Helix Electric, DG Plumbing, International Iron Works, Division 8, Valleycrest Landscape, Standard Drywall, and ABC Construction.

Architectural Concepts Selected to Design Beach Club

San Diego-based Architectural Concepts Inc. announced its new contract to work with Star Resort Group and John Howton on the design of Seahorse Estates Beach Club. The Beach Club will be the focal point of a 108-acre master-planned resort community, which includes wholly owned homes and fractional properties.

Architectural Concepts is creating a “country-club type” facility with full amenities to service the Follets Island project. Located between Surfside and Galveston Texas, with unobstructed views of both the Gulf of Mexico and Drum Bay, Seahorse Beach Club is an hour’s drive from Houston.

Included in the nearly 10,000-square-foot Beach Club will be three hotel suites, a sales center, recreation and game room, movie room, luxury spa, bar/lounge, infinity edge pool, and a fitness studio.
