County Meidan Housing Price Is $517,000 for July

San Diego’s median sales price for a single family house sold in July was $517,000, down 2 percent from June, but up 7 percent from July 2013, according to the Greater San Diego Association of Realtors.

Sales fell last month 13 percent from June to 1,698. Compared with July 2013, sales were down 25 percent.

The median price for condos sold here last month was $325,000, about the same price as a year earlier.

SDAR said the average house in the county last month sold in 40 days, or 19 percent faster than a year ago, and nearly 50 percent faster than in 2012.

Leslie Kilpatrick, SDAR’s president, said the local market has been seeking a sustainable equilibrium for months. “Our economy remains in a fragile healing stage, yet properly priced homes continue to sell quickly and inventory levels are still relatively low,” she said.

The ZIP codes that showed the greatest home sales last month were in Fallbrook, Santee, College Grove, Carlsbad and Rancho Bernardo.

The most expensive listing sold in July here was a 7-bedroom, 8,700 square foot house in La Jolla for $8.25 million.
