A vacant Rancho Bernardo industrial building has been sold for $9.5 million.
The 46,270 square-foot building at 12375 World Trade Drive was sold to Alfalah Partners, LLC by 12375 World Trade Drive, LLC, according to CoStar, a real estate research firm.
Built in 1996, the structure has a fenced yard, 24-foot clear height; two dock high-loading positions, five oversized grade level loading doors, heavy power, (Early Suppression Fast Response) sprinklers and more than 100 parking spaces.
Ryan Sparks and Bill Dolan of CBRE represented the seller.
Evan McDonald of Colliers International represented the buyer.
“The buyer had been wanting to get into the Central San Diego industrial market and this was a great opportunity for them to do so,” Sparks said. “Rancho Bernardo is an excellent submarket with high barriers to entry and attracts tremendous demand from industrial users.”
CBRE and Colliers are handling leasing.
