Expansion of Flower Hill Mall Gets Under Way

San Diego architectural firm Smith Consulting Architects announces that construction is under way for the 75,000-square-foot expansion of Flower Hill Promenade, located at 2720 Via de la Valle in Del Mar.

The 14-acre shopping and dining center, originally built in 1977, has a collection of 42 specialty shops and restaurants. The $22 million expansion includes a 75,000-square-foot, two-story retail/office building and a 397-car parking structure, along with parking and circulation improvements and new landscaping throughout.

Smith Consulting Architects is acting as production architect on the design-build team of general contractor Lusardi Construction Co. of San Marcos. The Lusardi/Smith Consulting Architects proposal was selected by owner Protea Properties among those of 10 competing teams based on schedule and cost projections and their proven retail reputations.

In its role, Smith Consulting Architects coordinated with design architect SGPA Architecture and Planning of San Diego to ensure the project meets design intent and complies with other conditions and requirements issued during the lengthy planning permit approval process.

“The owner responded to community concerns and made significant modifications to the original plans that were prepared in 2005,” said Pete Bussett, vice president and project executive with Smith Consulting Architects.

The new building will be anchored by a 35,000-square-foot Whole Foods Market, with the balance consisting of 9,000 square feet of space for ground-floor retail shops and approximately 31,000 square feet of second-floor professional and medical office space for lease.

Clint Fowler is serving as project manager for Lusardi Construction. Graham Anderson of Campbell Anderson & Associates in La Jolla is acting as construction manager on behalf of Protea Properties. Dave Reinker of SGPA Architecture and Planning served as the design lead.

The team for Smith Consulting Architects includes Bussett as project executive and Brian Drache as project architect. Consultants include Project Design Consultants, civil engineer; Ridge Landscape Architects, landscape architect; GSSI

Engineers Inc., structural engineer; McParlane & Associates, mechanical engineer; and MPE Consulting, electrical engineer.

Designs Complete for a Sunroad Parking Garage

San Diego-based KMA Architecture & Engineering announced that designs are complete for a parking garage for Sunroad Enterprises. KMA, in partnership with Swinerton Builders, was retained as the architect of record to design/build the project, which is expected to be completed this year.

Located at 8600 Spectrum Center Blvd. in Kearny Mesa, the KMA design team is finalizing plans on the six-floor parking garage. The $8 million project is an addition to the subterranean parking that currently resides below the Sunroad Centrum I Office Building as well as the surrounding area.

“Because the future plans for this area include a mixed use of office, retail and residential, ease of parking was a concern for the client,” said B. Moon Hajjar, project manager at KMA. “Our designs will provide ample parking for the area with the addition of the new six-story garage.”

The KMA team consists of Don Blair, principal in charge; Elizabeth Fisher, project architect; Rich Guerena, project architect; B. Moon Hajjar, project manager; and Howard Wang, project designer.

Other services are provided by: Hope Engineering, structural engineer; Michael Wall Engineering, electrical engineer; McParlane & Associates, mechanical and plumbing engineer; KTU&A, landscape architect; and Cresto Engineers, civil

engineering.

Local Architecture Firm Works on Hard Rock Project

Graham Downes Architecture, a San Diego design architecture firm known for its expertise in hotels, restaurants, retail spaces and urban mixed-use projects, has been selected to design the new Hard Rock Hotel in Nuevo Vallarta, Mexico, scheduled to open this spring.

This is the fifth Hard Rock Hotel the firm has worked on. Besides providing

interior design for the San Diego property in 2006 and 2008, Graham Downes provided interior architectural design for proposed Hard Rock Hotels at Copper Mountain and Mammoth Lakes. In

addition, the firm was the interior designer of record for the massive, $800 million expansion of the Hard Rock Hotel, LasVegas.

“We love working with the Hard Rock brand. It is an exciting, young adult-oriented concept that pushes entertainment value in lodging second to none,” said Graham Downes, principal of his eponymous firm.

The Hard Rock Hotel Nuevo Vallarta is a beachfront property featuring 348 guest rooms, four restaurants, four bars, a nightclub, spa, two swimming pools, and a meeting facility of more than 6,000 square feet. The hotel will feature completely renovated, luxurious accommodations that include in-room double Jacuzzi tubs, fine-dining options and live entertainment.

Graham Downes is the lead designer and principal-in-charge for the firm on this project with Maria Carrillo as project manager and Anthony Garcia as project designer. 

Grading Prepares Two Home Sites for Model Construction

Grading is under way in Sorrento Mesa for two new home neighborhoods — Sorrento Heights and Sorrento Terrace — both by Pardee Homes. Model construction for both neighborhoods is expected to begin in March with Sorrento Heights scheduled to open in late spring and Sorrento Terrace to open this summer.

Located above Sorrento Valley in the area that encompasses the mesas and hills that overlook the natural canyons of Los Peñasquitos Canyon Preserve, these homes will feature Pardee’s LivingSmart package of energy-saving features and options.

As currently envisioned, Sorrento Heights will offer home shoppers single-family detached homes available in three floor plans with four bedrooms, two and one-half to three baths and approximately 2,155 to 2,509 square feet. The hillside neighborhood featuring Spanish, French country and traditional styled architecture is planned to include 113 homes.

Sorrento Terrace, with 71 homes planned, will offer townhome living in a choice of seven floor plans. Spanish and craftsman architecture will accent the eco-friendly, two-story townhomes with up to three bedrooms, two baths and

approximately 991 to 1,541 square feet.

312-Unit Apartment Site in San Diego Sells for $14M

CPIII CentrePoint LLC, an entity of Carmel Partners, has purchased the

8.93-acre parcel located at 6303 El Cajon Blvd. in San Diego for $14,000,000.

The seller, CentrePoint LLC, an entity of Douglas Wilson Investments LLC, was represented by Victor Krebs and Rob

Morgan of Colliers International.

The property is entitled for 312 units with 4,000 square feet of ground-floor commercial space. The project design by KTGY Architects consists of 97 townhomes, 204 flats, and 11 live/work lofts. Carmel Partners is a San Francisco-based real estate firm that specializes in multifamily properties nationwide. In 2011, Carmel Partners acquired the 85-unit 2015 Hancock St. Lofts project and is currently under construction on the 533-unit

Carmel Pacific Ridge project across from the University of San Diego.

Walgreens Store in Santee Sold for $8.7M in Cash Deal

Commercial real estate services firm Cassidy Turley BRE Commercial announced the $8.7 million all-cash sale of

a Walgreens in Santee.

The 14,758-square-foot building was constructed in 2009 and is located at 10512 Mission Gorge Road.

The property’s original developer,

Interra-Vision LLC c/o Interra Development Partners LLC based in Chicago, sold the property to Santee CL LLC with Mabie & Mintz as a general partner.

The acquisition was part of an exchange from the buyer’s sale of the Colima Linda Apartments located at 7575 Linda Vista Road in San Diego.

Cassidy Turley BRE Commercial’s Chris Rink represented the buyer in the transaction. The seller represented itself.

Torrey Pines Bank Expands Del Mar Heights Office Space

Cassidy Turley BRE Commercial announced that Torrey Pines Bank has signed a new seven-year lease valued at $8 million.

Torrey Pines Bank, one of San Diego’s top regional banks with assets in excess of $1 billion, has expanded into the balance of both the ground-floor and second floor at 12220 El Camino Real in Del Mar Heights. The office expansion totals 27,834 square feet.

Dave Odmark of Cassidy Turley BRE Commercial represented Torrey Pines Bank in the transaction. Odmark, along with Rick Reeder and Joe Anderson, also with Cassidy Turley BRE Commercial, represented the lessor, Cognac Del Mar LLC.

Law Firm Signs Lease in Scripps Ranch for $7.5M

The law firm of Morris, Sullivan & Lemkul LLP has signed a new 10-year lease valued at $7.5 million, according to Cassidy Turley BRE Commercial.

The law firm has expanded into the balance of the third floor of Monarch Corporate Center located at 9915 Mira Mesa Blvd. in Scripps Ranch. The office expansion totals 20,000 square feet.

Cassidy Turley BRE Commercial’s Dave Odmark represented the law firm in the transaction. Jeb Bakke, Tyler Gossett and Scott Kincaid of CBRE represented the building owner, Vinings Trace LLC.
