CapRock Partners based in Newport Beach has acquired an Otay Mesa industrial building.
The purchase price of the 211,269 square-foot building at 1855 Dornoch Court was $23 million, according to CoStar, a real estate research firm.
The seller was LBA Realty.
LBA Realty was represented by Mickey Morera of Kidder Mathews and Chris Holder of Colliers International.
CapRock Partners was represented by Joe Anderson and Irwin of JLL.
CapRock Partners plans to remove second-story office space, adding up to seven dock high doors and reconfiguring the property to accommodate excess parking stalls.
The building has clear heights of 26 feet to 28 feet, 13 dock high doors and one grade-level ramp.
