FABRIC Investments of Encinitas has acquired an Oceanside office and retail building for $3.7 million.

The seller was Bill Roskowski.

FABRIC plans to make extensive interior and exterior renovations to the building at 2110 South Coast Highway, naming it Lagoon.

With renovation slated to be finished by mid-2019, the building will have 7,000 square feet of retail space on the ground level and 8,000 square feet of creative office space on the second level.

The office component will feature turn-key spaces for shorter term leases to accommodate start-up and entrepreneurial businesses.

“Lagoon will have unique style with architectural design elements, including a bold Japanese-style midcentury modern wood slat façade,” said Curtis Clave, a principal at FABRIC. “As part of the already vibrant scene in South Oceanside and the Carlsbad Village, Lagoon will house curated spaces for retail and creative office tenants.”

Brendan Foote, principal and founder of FABRIC, said the company will “remain focused on expanding our commercial portfolio in the North County coastal neighborhoods.”

Amy McNamara and Marc Postumus of Colliers International San Diego region represented the seller. McNamara also represented FABRIC.
