Shea Records 13 Sales During Stellar Week

Shea Homes logged 13 sales and three homes closed for the week ending Feb. 28, giving the homebuilder its best week to date this year.

The Shea Homes neighborhood that had the most sales during that week was Madeira at Del Sur, with four homes sold in the recently released Phase 2. Visitor traffic to the San Diego neighborhood increased by one-third as well.

Two attached-home neighborhoods in Chula Vista, Mosaic at Lomas Verdes and Clover at Windingwalk, logged two sales each. Single-family detached neighborhood Estrella at San Miguel Ranch, also in Chula Vista, reported two sales.

One sale was recorded at each of the following Shea Homes neighborhoods: Agave at Windingwalk, Mandolin at Del Sur, and Maravilla at San Miguel Ranch.

Eco-Friendly New Homes

Brookfield Homes debuted the most energy-efficient new homes in the county with its Rockrose at The Foothills model grand opening celebration held March 27.

Every home at the Carlsbad new-home neighborhood will exceed California’s standards for energy efficiency by at least 35 percent, according to the company.

The three model homes at Rockrose showcase six areas of eco-savvy concentration. These six areas for each Rockrose home are: energy conservation, water conservation, waste reduction, indoor air quality, sustainable building materials/wood conservation, and a renewable energy/solar energy option.

The single-family detached homes at Rockrose range from approximately 2,116 to 3,167 square feet. The four floor plans have three to four bedrooms and two to 4.5 bathrooms. Pricing is anticipated to start in the low $620,000s.

Properties Sell Quickly With Windingwalk Release

A new phase of Trellis at Windingwalk in Chula Vista was recently released for sale by Brookfield Homes, which also reported three homes sold in the single-family home neighborhood.

Phase 6B at Trellis includes previously sold-out Plan 1 floor plans and some corner home-site locations. With prices from the mid-$400,000s, current federal tax credits of $8,000 are available for first-time homebuyers and $6,500 for move-up homebuyers.

Trellis at Windingwalk features four floor plans ranging from approximately 2,361 to 2,620 square feet. The two-story homes have four to five bedrooms, 2.5 to three baths and two-car garages.

When completed, the master-planned community of Windingwalk will include approximately 2,300 residences, community facilities, a public park, retail elements, office space, and elementary, junior high and high schools.

1Mission Off to Solid Start Following Launch

1Mission reported that 20 percent of the homes in the condominium community have been sold following its recent launch party that attracted hundreds of community leaders, potential customers and media.

The community is located in the historic Mission Hills neighborhood at Washington and Goldfinch streets. Home prices range from the $400,000s to $1.3 million.

The mixed-use project includes 61 luxury condos and a block of shops along Washington Street that have been restored to their 1920s grandeur, earning them a place on the San Diego Historical Register.

1Mission has received four major planning and architecture awards, including the 2009 Architectural Restoration Award from the city of San Diego’s Historical Resources Board. It has also earned tributes from the San Diego Architectural Foundation, Save Our Heritage Organisation, and the Urban Land Institute.

Two designed models are available for tour: a 2,488-square-foot, ground-floor townhome designed by Suzi Gregg and Jill Fredrick of Dulce Design of Del Mar, and a 1,294-square-foot, fifth-floor flat with a downtown skyline view designed by Margo Porras, ASID, and Michael Caeg, allied member ASID, of Mima Design Studio of Mission Hills.

Marketing Firm Closes 61 Deals at Mer Soleil

Home Builder’s Marketing Services, a comprehensive sales and marketing company specializing in the sales of new-home and condominium subdivisions of residential homes, announced its final sale at Otay Ranch’s Mer Soleil, totaling 61 sales with a total volume of more than $14 million.

Encinitas-based HBMS sold the 61 properties, ranging from 900 to 1,450 square feet with an average price-per-condo of $232,610, in a total of 366 days. Plans varied throughout the three-story condominiums, from two to three bedrooms with two baths and a detached garage.

Mer Soleil is the product of a 10-year planning process to design a suburban development that would encourage pedestrian activity and foster a small town ambience.
