The five-building office complex consists of one single-story and four two-story buildings totaling 51,830 square feet. The property is 47 percent leased. The seller, Citibank, was represented by Steve Rowland, Michael Roberts, Chris Hobson and Robert Kuzman of Grubb & Ellis|BRE Commercial. The buyer, WNM Properties, was represented by Triwell Properties.

Emri Group has partnered with Alex Brown Realty Inc. to purchase a 57,200-square-foot research and development office building located at 5825 Oberlin Drive in Sorrento Valley for $11.4 million. The single-story property, sold by Marc J. Paskin, is 78 percent leased. Mickey Morera and Tim Hoag of Cushman & Wakefield represented the buyer and seller.

The 52,990-square-foot Town & Country Shopping Center at Second Street and Madison Avenue in El Cajon has been sold for $11 million. Pete Bethea of Cushman & Wakefield represented the seller, Vattuone/Pollan Trusts, as well as the buyer, NewMark Merrill Cos. The shopping center is 90 percent leased.

The property, located at 2828 University Ave. in North Park, was sold by D & A; Semi-Annual Mortgage Fund III. The buyer represented itself.
