Dansk Investment Group Inc., formerly known as USA Petroleum Corp., purchased Goldentop Technology Center from Franklin Street Properties Corp. for $37 million. Built in 1998, the 141,405-square-foot corporate headquarters/R & D; facility is located at 17030 Goldentop Road in Rancho Bernardo.

The building is 100 percent leased to Northrop Grumman Corp. through June 2012.

Nick Psyllos, Paul Komadina and Chris Pascale of CB Richard Ellis represented the seller, while Gary DiMartino, Mark Anderson and Pat Hall of Told Partners Inc. represented the buyer. Matt Belshin, Doug Arthur and Chris Cooper assisted CBRE in representing the seller.

IE Hospitality Hotels LLC purchased 1.68 acres of land along La Terraza Boulevard in Escondido from AK3 LLC for $3 million.

The buyer plans to develop a 105-room Marriott Springhill Suites Hotel on the property.

Jackson and Dan Tate of Burnham Real Estate represented the buyer, while Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented the seller.

San Diego Habitat for Humanity Inc. purchased a 21,200-square-foot industrial building located at 10222 San Diego Mission Road in Mission Valley. The seller, Michael A. Stoff, sold the property at $2.3 million.

Situated on 1.2 acres, the building is located next to the northeast end of the Qualcomm Stadium parking lot. The facility has 6,000 feet of office space on two stories and 15,000 square feet of warehouse space. San Diego Habitat for Humanity has leased the building since January 2004.

Ron Bement of CB Richard Ellis represented the buyer and the seller.

San Diego Habitat for Humanity is a nonprofit that builds and sells houses to low-income families. The local chapter has built 92 homes, with 50 currently in development.

James Ray International purchased the 3,500-square-foot Balfour office condominium building for $1.2 million. Built in 2005 and located at 5927 Balfour Court in Carlsbad, the building is in the Carlsbad Research Center. The building was previously used as administrative offices for a space planning building.

East Haradin of Coldwell Banker Commercial represented the buyer. Dave Pinnegar of Colliers International and John Hoffman of Burnham Real Estate represented the sellers, Joseph and Roxanne Brown.

LEASES

Wells Fargo Bank signed a 10-year lease with Tycoon Development Co. for 27,000 square feet on the second floor of a 78,000-square-foot, three-story office building currently under construction. The property leased is valued at $10 million and is in La Terraza Professional Plaza located at 500 Terraza Blvd. in Escondido.

Tycoon Development Co. began construction on La Terraza in December 2006, and plans to complete the building in December 2007.

Mark Avilla, Matty Sundberg and Barry Hendler of Grubb & Ellis|BRE Commercial represented Tycoon, while Ron Pepper and Jon Walters of Retail Insite and Colliers International represented Wells Fargo Bank.

Vision Manufacturing leased 16,500 square feet of industrial space in the Water View Business Park located at 1398 Poinsettia Ave. in Vista. The space will be leased for $1.3 million for seven years from Marty Smith of Waterview Business Condos LP.

The one-story property, built in 1990, was previously used as a wholesale distribution building.

Adam Molnar and Mike Scott of Coldwell Banker Commercial represented the lessor. Chuck McNary, Erik McNary and Jeb Betz of Colliers International represented the lessee.

ComplianceMax Financial Corp. signed a 60-month, $1 million lease for 7,000 square feet of office space in Willow Creek Corporate Center located at 10089 Willow Creek Road in Scripps Ranch. ComplianceMax plans to use the space for a financial services business.

Tom van Betten, Jim Laing and Marc Posthumus of Burnham Real Estate represented the lessor, LBA Realty Fund-Holding Co I LLC, doing business as LBA Realty. Richard Gonor of Grubb & Ellis|BRE Commercial represented the lessee.

CTX Mortgage leased 5,800 square feet of office space located at 1011 Camino del Rio S. in Mission Valley for 60 months at $766,000.

Greg Pieratt of Lee & Associates-North San Diego County represented the lessee, while Don Agan of Voit Commercial represented the lessor, Plaza Associates.

Maly's of California signed a 63-month lease with West Coast Uptown Partners LP for 2,500 square feet of retail space at $570,000. The property is in Uptown District Shopping Center located at 940 University Ave. in Hillcrest.

Maly's will use the space for a beauty supply store.

Kevin Cassady of Epsteen & Associates represented the lessee, while Kipp Gstettenbauer, Kyle Clark and Ryan Jesse of Burnham Real Estate represented the lessor.

The San Diego Unified School District signed a five-year, $515,000 lease for 4,600 square feet of office space in Metro Plaza located at 2555 Camino del Rio S. in Mission Valley.

Metro Plaza, built in 1974, is a two-story multi-tenant office building. San Diego Unified is the second-largest school district in California, serving about 133,000 students.

Robert Lester and Curt Perry of Coldwell Banker Commercial represented San Diego Unified, while Derek Applbaum of Burnham Real Estate represented the lessor, Hicom Properties LLC.
