National Manager of Homeowner Associations Expands Client Base

One of the nation’s largest managers of homeowner associations has expanded its client base into San Diego County.

Lake Forest, Calif.-based Professional Community Management of California has obtained several new clients in Chula Vista, Jamul, Oceanside and Rancho Bernardo, as well as downtown San Diego.

San Miguel III Homeowner Association, a 56-condominium community in Oceanside, will be managed by PCM’s Vista office.

PCM’s downtown office will manage Rancho del Ray Estates Homeowners Association in Chula Vista, Crown Bay Owners Association downtown, Steele Canyon Estates Homeowners Association in Jamul, and Bernardo Heights Unit 12 Association of Homeowners, also known as Las Brisas in Rancho Bernardo.

PCM manages a portfolio of 80,000 units in 212 community associations, representing a real estate value in excess of $40 billion.

Award To San Diego:

The city of San Diego was awarded the Entrepreneurial American Community Award for 25 years of collaborating with Partners for Livable Places on quality of life improvements and community building practices. PLP is a nonprofit leadership organization working to improve the livability of cities.

The Washington, D.C.-based Partners for Livable Communities presented the award Jan. 11.

Five cities received the award, which recognizes the commitment, vision and entrepreneurial spirit of a community. Other cities that won awards were Atlanta, Ga.; Easton, Pa.; Hillsborough County, Fla.; and Kalamazoo, Mich.

San Diego’s community development organization was formed in the late 1970s to provide consultation to the city to help revitalize downtown. Some of the major initiatives PLP San Diego has helped the city with include the San Diego Trolley.

New Chairman Sets Land Goals:

The San Diego/Tijuana chapter of Urban Land Institute has named Tony Pauker chairman. Pauker is the San Diego regional president of The Olson Co., a California homebuilder, located in Seal Beach.

He said his goal during the next year is to ” establish ULI as the go-to organization for land use education and advisory service in the San Diego region.”

In addition to monthly programs and a young leadership mentorship program, the local chapter will create a speakers series, offer media representatives on relevant real estate and development issues and create technical advisory panels.

In his position with The Olson Co., Pauker oversees all activities from land acquisitions through construction and sell-out for the local county office.

New School:

A new independent middle and high school is hoping to open its doors in Carlsbad this fall. The Carlsbad Planning Commission unanimously approved a conditional use permit in early January for the school, which will offer education for students in grades seven through 12. Pacific Ridge School is planned for construction on a 7-plus-acre campus in the Bressi Ranch neighborhood of Carlsbad.

New Leases:

Bio-Quant Inc., a San Diego-based biotechnology company, has signed a 60-month lease for 11,500 square feet of lab space on Nancy Ridge Drive. The lease is valued at $1.2 million. Chesapeake Park Plaza on Chesapeake Drive in Kearny Mesa has signed leases with John Hancock Life Insurance and Chevy Chase Bank. John Hancock Life signed a five-year lease for 4,300 square feet for $638,000 and Chevy Chase Bank signed a five-year lease for 2,500 square feet for $377,000

A Sleep Train Mattress Center store has signed a 10-year sublease for 7,500 square feet of retail space on Miramar Road. The property is located across from the main gate to Marine Corps Air Station Miramar. The lease is valued at $1.9 million. Teri Caf & #233; has signed a 10-year lease valued at $911,000 for 3,000 square feet of retail space at Tri City Crossroads on Plaza Drive in Oceanside.

Purchases:

A 57,000-square-foot building on Via Esprillo in Rancho Bernardo has sold for $11.3 million. DM Spectrum LLC, an affiliate of Del Mar Partnership Inc., purchased the building from OM-Bernardo Industrial Ltd., a partnership affiliated with San Diego-based OliverMcMillan Technology Center, a 163,000-square-foot corporate headquarters on Mesamint Street in Rancho Bernardo, sold for $30 million. Three more industrial buildings have been sold for $3.5 million at the new 26-building Carroll Canyon Business Park in Miramar. With the purchases, 23 of the buildings have sold for a total of more than $30 million. … Newport Beach’s Bixby Land Co. has purchased three buildings in San Diego and Orange counties worth $31 million. The two local properties purchased include a 106,000-square-foot industrial building in Carlsbad and a 48,000-square-foot industrial building in Rancho Bernardo.

Michael Wall Engineering Inc., a San Diego-based consulting electrical engineering firm, announced the opening of an Orange County office Jan. 8.
