Opus West Signs Up First Tenant at Its Corporate Center in Carlsbad

Opus West Corp., a full-service real estate firm, has completed construction of the 103,500-square-foot, two-story Opus Point Corporate Center office building located at 3115 Melrose Drive in Carlsbad.

Progressive Casualty Insurance Co. will be the building’s first tenant after it signs a five-year, $1.3 million lease for approximately 10,000 square feet.

The building features modern interior design elements, including a two-story lobby with granite and stone finishing. The complex also offers flexible space alternatives for larger tenants.

The building is part of the company’s Opus Point Phase One project, which includes the recently completed Opus Point Flex and the Opus Point Collection.

Opus West Corp. will break ground for Opus Point Phase Two in late 2007. The project will include 294,000 square feet of office, industrial and research and development space. The company plans to incorporate 622,000 square feet of space into the development by its completion. The project cost is estimated at more than $110 million.

Dennis Visser, Mark Emerick, Rick Reeder, Joe Anderson and Aric Starck of Grubb & Ellis|BRE Commercial represented the marketing team for Opus Point.

Visser, Emerick, Anderson and Reeder represented Opus West in the building’s first lease transaction. Scott Ginsburg and Randall Wood of The Staubach Co. represented Progressive Casualty Insurance Co.

Construction Under Way:

Fowler Property Acquisitions LLC has halfway completed the construction of Spectrum Corporate Center Lot 3, located at 9242 and 9246 Lightwave Ave. in Kearny Mesa.

The project, designed by San Diego-based Pacific Cornerstone Architects, is located on a 6.4-acre site with one three-story, 82,000-square-foot building and one two-story, 48,000-square-foot building. The developer plans to finish construction by November.

Tim Schulze of the American Institute of Architects is serving as principal-in-charge for Pacific Cornerstone. Jim Darby is serving as the project’s principal designer. Lyons Warren is the structural engineer, Kimley Horn is the civil engineer, Michael Wall Engineering is the electrical engineer and Walsh Engineers is the mechanical engineer. Architectural Landscapes is serving as the project’s landscape architect.

Brad Black of CB Richard Ellis is handling the project’s lease transactions. Staples Construction is serving as the project’s general contractor, with Tracy Kistler as director of construction, Carrie Chambers as project manager and Gunnar Waage as project superintendent.

Fitness Center Almost Completed:

Ascent Biltmore Carlsbad LLC is near completion on a three-story building that will house a 24 Hour Fitness corporate office and fitness club. The building, designed by multi-discipline design firm Smith Consulting Architects, is located just east of the corner of Aviara Parkway and Palomar Airport Road across from the new Carlsbad Municipal Golf Course in Carlsbad.

The 89,000-square-foot building sits on 15.4 acres and balances 50,000 square feet of office space on the upper levels with a 39,000-square-foot fitness facility on the first floor. The developer plans to finish the building this month.

Thomas Smith is leading the project in partnership with Richard Lund of Biltmore Holdings LLC. Scott Cairns is serving as vice president-in-charge for Smith Consulting Architects, with Bill Sharon as vice president of design and Carl King as project manager.

Hope Engineering is the project’s structural engineer, Walsh Engineers is handling mechanical and plumbing and MPE is in charge of electrical design. Clint Fowler is representing Lusardi, which is the project’s general contractor for both the interior and exterior build.

Veterans Village Expansion Continues:

Cornerstone CMS Inc. began construction on the second phase of the Veterans Village of San Diego campus reconstruction project. The second phase in the three-phase project includes the addition of a 112-bed early treatment center, a central courtyard, a second counseling center and staff office space.

The project’s first phase began in 2004, with completion for the entire project scheduled for 2009.

Once completed, the campus will provide 224 early treatment beds, 144 new transitional housing beds, a counseling center, an employment and education center, a kitchen and dining multipurpose facility, an outpatient care facility and corporate offices.

Cornerstone CMS provided estimation and project management services as well as coordination of owner-furnished equipment and materials for the design stages on each phase of the project. The firm is also providing field supervision and project management services during construction.

Vietnam Veterans of San Diego Inc. operates Veterans Village as an early treatment center for homeless veterans.
