La Jolla’s Prospect Square Face-lift

Crews from Keeton Construction Co. Inc. of Vista have started the renovation of Prospect Square, a three-level retail, restaurant and office building in downtown La Jolla.

Pacific Equity Properties Inc. owns the building and plans a $2 million renovation. Work will include a complete fa & #231;ade replacement and creation of new ground-level retail space, said Jeff Ramsey, principal of Ramsey Real Estate Group of San Diego, which is in charge of leasing for the project.

“Our goal is to take an asset that has been underutilized since its initial construction in 1984 and create a true jewel for La Jolla,” Ramsey said.

Pacific Equity Properties Inc. is a Los Angeles-based company.

Gafcon Inc. of San Diego is providing construction management services and the project architect is Michael Kovac of Los Angeles. Horowitz Taylor Engineering of San Diego is the structural engineer, while Grimes Surveying & Mapping Inc. of Los Angeles is providing civil engineering services, Ramsey said.

Class A Complexes On Rise


Meanwhile, over the hill in University Towne Centre, Sunroad Enterprises officials say the steel is up on the first of three buildings in Sunroad Corporate Center, a Class A office complex being developed on Executive Drive.

When completed, the center will have 320,000 square feet in three, four-story buildings, said Richard D. Vann, president of the real estate division of Sunroad Enterprises. Brian Paul & Associates of La Jolla designed the buildings, which will have a limestone and low-reflective-glass exterior.

Vann said the first building will contain about 127,000 square feet of space and be ready for occupancy in April of next year. Mark Wayne and Dan Runyon of Burnham Real Estate Services of San Diego are the leasing agents

Swinerton & Walberg of San Diego is the general contractor.

Work is under way on expansion of the Renette Park Recreation Center in southwest El Cajon, said Stephanie Baker, a spokeswoman for KMA Architecture and Engineering of San Diego.

The 5,300-square-foot addition to the east side of the existing recreation center includes an exercise and dance room, meeting rooms and public restrooms, she said.

Two existing concrete block buildings at the park that date from the 1960s will be demolished to make way for more play area.

Burkett & Wong of San Diego is providing structural and civil engineering services for the project, and Teshima Design Group of San Diego designed the landscaping. Echo Pacific Construction of El Cajon is the general contractor. The project is expected to be completed next month, Baker said.

Local builders report they have several tenant improvement projects under way or just getting started.

Sharp Project Under Way


Pacific Interior Systems of San Diego has started construction on a 17,000-square-foot project for Sharp Rees-Stealy Medical Group at 2929 Health Center Drive in San Diego. New pediatric exam rooms, a clinical research department, an oncology center and a variety of office space are included in the project, said Greg Rogers, company president.

White Construction Inc. of Carlsbad has completed a 7,200-square-foot tenant improvement project for Financial Profiles in Carlsbad. Chapo & Hall Architects

of Solana Beach designed the space.

Johnson & Jennings General Contracting Inc. has started on a 7,000-square-foot office project for The La Jolla Group, a multimedia design firm, in the Wells Fargo Plaza, 401 B St., Downtown.

The existing office space will be gutted and the remodeled area will feature an industrial-look design, with clear-coat fire doors, no floor coverings, cantilevered and radius walls and extensive interior glass, said Jim Lohnes, project manager. Hurkes Design Associates of San Diego planned the space.
