Work on $13M Parking Structure for Sharp Health Staff Gets Under Way in Kearny Mesa

McCarthy Building Cos. Inc. broke ground on a five-level, 295,000-square-foot parking structure in Kearny Mesa. The parking structure, at 8025 Birmingham Drive, will be used by employees at Sharp HealthCare of San Diego. The $13 million structure can accommodate 1,000 vehicles.

The open design structure will be constructed of cast-in-place concrete and is scheduled for completion in one year.

McCarthy assembled a team that includes San Diego-based Burkett & Wong Engineers; Choate Parking Consultants Inc. of Irvine; Ficcadenti & Waggoner Consulting Structural Engineers Inc. of Irvine; Randall Lamb Electrical Engineers of San Diego; San Diego-based Schmidt Design Group Inc.; and Shadpour Consulting Engineers Inc. of San Diego.

Medical Offices Going Up:

Steel framing has been erected for a 151,000-square-foot medical office building at Innovation Corporate Center, an office campus in Carmel Mountain Ranch.

A total of 100,000 square feet of the six-story building will be used for outpatient medical clinic space, with the remaining 51,000 square feet for professional office use by medical, dental and related health practitioners.

San Diego-based Pacific Cornerstone Architects designed the $53 million project. Kilroy Realty LP is the project owner. Pacific Cornerstone also designed a six-level, 205,000-square-foot parking structure that will accommodate 600 vehicles adjacent to the medical building.

San Diego-based Scripps Health is expected to take occupancy following its completion in the third quarter of 2008.

Tim Schultze is serving as principal in charge for Pacific Cornerstone, with Randy Chumley as project manager. In addition, Hope Engineering is providing structural engineering, with Michael Wall Engineering providing electrical engineering. Walsh Engineers is serving as mechanical and plumbing engineers and Reno Construction as the general contractor.

Apartments Almost Completed:

Production on Auburn Park Apartments, a 69-unit, four-building apartment complex in City Heights, is nearing completion. The first two buildings are in trim stage and the third has stucco, lathing and drywall in progress by Wermers General Contractors.

The Wermers team includes Jamie Hartman, Ken Maskevich, Chip Page, Irma Villagomez and Richard Wood.

Subcontractors include Bay Sheet Metal, Casteen Construction, CM Heers, DG Plumbing, EG Masonry, Elliott Drilling Services Inc. of Oceanside, Emcom, Ghianni FR, Drywall Construction of El Cajon, LDI Mechanical Inc., Rainbow Steel Inc. of La Mesa, Rowan Electric, Pacific Structures, Peter Ross, San Diego Mirror and Glass, SG Plastering, Vanguard and Western Insulation.

Residential Tower Planned Downtown:

KMA Architecture & Engineering of San Diego has been retained by Toronto-based Ghods Builders Inc. to design Monaco, a mixed-use residential building at Eighth Avenue and Broadway. When completed, the 40-story building will be one of the tallest buildings downtown at 500 feet.

KMA’s design features a slender glass tower and oval extrusion ascending from the rectangular base. The project includes 310 residential units, an outdoor pool, exercise room and 40,000 square feet of retail space.

Don Blair, B. Moon Hajjar and Simon Pollard of KMA will provide mechanical, electrical and plumbing engineering services, and Glotman-Simpson U.S. Inc. of San Diego is the structural engineer.

Construction is scheduled to begin in the spring.

Pre-Sales Start For R & D; Condos:

San Diego-based H.G. Fenton Co. announced that pre-sales have begun for Raceway Corporate Center, a 130,000-square-foot research and development condominium project in Carlsbad. Buyers have the flexibility to invest in space as small as 1,100 square feet or up to 20,000 square feet in a full building. Raceway Corporate Center, in the Carlsbad Raceway Business Park, will feature six single-story buildings and one building with a second-floor mezzanine.

Construction begins in the fall. Completion is scheduled for mid-2008. Prices start at $335,000.
