The Tri-City Healthcare District board of directors plans to discuss the creation of what would be the first medically based wellness complex in North County at its Feb. 13 meeting.
The proposed 62,000-square-foot fitness club and 26,000-square-foot medical office complex would be located on El Camino Real, south of Palomar Airport Road.
Approximately 20 physicians would occupy the medical office, and the fitness club would contain an indoor pool, therapy pool, gymnasium, group fitness area, spa and cardiovascular equipment.
Medical professionals would operate the medically based fitness club with a focus on rehabilitation and health outcomes. As a result, the fitness club will cater to an older demographic than traditional fitness centers, according to Tri-City officials.
District staff estimates that the center would become profitable after two years of operation and an initial investment of $9.6 million. Over its 25-year lease, the center is expected to generate $70 million in income.
The Tri-City Healthcare District includes the cities of Carlsbad, Oceanside and Vista.
