Construction crews have started work on two large office projects in the Interstate 5 corridor north of the merge with Interstate 805.
Workers from Nielsen Dillingham Builders Inc. of San Diego are working on the Torrey View Corporate Center on Ocean Air Drive in Torrey Hills this week, said Ron Jacobson of Colliers International’s University Towne Centre office. He’s the leasing agent on the project.
Office and industrial tenants find the area north of where the two freeways come together desirable because they can avoid traffic congestion farther south, Jacobson said.
Torrey View Associates LP, a joint venture of locally based San Diego Realty Advisors and Southland Property Group, a Vancouver, British Columbia, investment company, is developing the project.
Brian Paul & Associates of San Diego designed the three-story, 77,000-square-foot steel frame building. It will have a natural limestone exterior fa & #231;ade, 9-foot-high ceilings, modern energy management systems and computerized security system when it is completed, Jacobson said.
Tom Mercer, also of Colliers International, is helping Jacobson lease the building.
To the north, work has also started on Genesis Corporate Centre at Priestly Drive and El Camino Real in Carlsbad. Bycor General Contractors Inc. is building the facility, which was designed by Smith Consulting Architects. Both are San Diego companies.
It’s a nine-building office complex with 105,000 square feet of floor space. The buildings range in size from 6,300 square feet to 17,000 square feet.
Jacobson’s associate in the sales and leasing effort there is John Hoffman, also of Colliers International.
When they’re completed, the office buildings will surround a one-acre rose garden.
