Tenant Improvement Contractors Keeping Busy

Local Internet, insurance and real estate companies are moving into bigger quarters, providing more business for tenant improvement contractors, the builders said this past week.

Johnson & Jennings General Contracting of San Diego finished 19,511 square feet of offices for Frontier Insurance Inc. at 101 W. Broadway in Downtown, said Mike Harrison, project manager.

The insurance company has already moved into the new space in the 20-story building. The existing tenant improvements were demolished and the entire floor rebuilt, he said. Jossy+Carrier Design Group Inc. of San Diego planned the space.

Roel Construction Co. Inc. of San Diego has finished construction for Liberty Mutual Insurance Co. at 525 B St. in Golden Eagle Plaza. The 15,171-square-foot project consisted of conference rooms, offices and a reception area, said Charles Holmes, project manager.

Interior Specialties, T.P. Acoustics Inc., Wageman Co. Inc., and A.O. Reed & Co., were some of the major San Diego-based sub contractors, Holmes said.

Roel crews have also finished tenant improvements for MCI WorldCom Inc. at 9171 Towne Centre Drive, Suite 175, and for a speculative office suite on the sixth floor of the Emerald Plaza building, 400 W. Broadway in Downtown, said Jacquie Johnston, a Roel spokeswoman.

Improvements Completed

Crews from Bycor General Contractors Inc. of San Diego have finished 14,841 square feet of tenant improvements for The Muller Co., a real estate development, investment and management firm at 10180 Telesis Court in San Diego.

The project included demolishing and reconfiguring an existing single-tenant space for multiple tenants. Dover Pacific Computing, Senko Corp., FutureTrade Corp., Seaview Corp., and The Muller Co. will occupy the newly remodeled space, said Katie Dineen, a Bycor spokeswoman.

Bycor also finished up new offices for IP Equity Inc., a San Diego-based Internet venture-capital finance company. The project at 4365 Executive Drive in San Diego included more than 3,400 square feet of office space, said Marianne Lamoureux, a Bycor spokeswoman.

Jossy+Carrier Design also has finished space planning and construction documents for the expansion of 13,500 square feet of offices for CTS Network Services in the Kearny Mesa Complex at 8913 Complex Drive in San Diego. The project will handle expansion of CTS Network Services’ customer data center and high-speed Internet server.

The company’s sales, marketing, operations and support departments are also being reorganized to handle the company’s growth, said John Pohling, project manager for Jossy+Carrier.

Scripps Mercy Project

Swinerton & Walberg Co. of San Diego finished late last month on tenant space for the Scripps Mercy Outpatient Clinic at 4020 Fifth Ave. in San Diego. Jain Malkin Inc. of La Jolla and Moon Mayoras Architects Inc. of San Diego designed the facility. Malkin spokeswoman Mary Anne Jones said the clinic was recently relocated to the modern 13,400-square-foot building from a location in the oldest part of Mercy Hospital.

Qwest Construction Engineering and Management of San Diego is under way this week on a 8,640-square-foot building for Educational Enrichment Systems Inc.’s Linda Vista Child Development Center at 2300 E. Jewett St. in San Diego.

Robert Richardson of Carlsbad-based Karnak Architecture/Planning designed the 6,600-square-foot building, said Mindy Dent, a Quest spokeswoman.

Peterbuilt Construction Service Corp. crews finished late last month on new classroom space for Maric College at 3666 Kearny Villa Road in San Diego, said Kathy Klassen, a spokeswoman for the college.
