Smith Consulting Plans Carlsbad Office Project

As local builders are wrapping up this year’s commercial construction jobs, an architectural firm is busy working on one of next year’s projects, a company official said.

Smith Consulting Architects of San Diego has planning, design and construction administration under way for a nine-building, 102,000-square-foot speculative office development in the Carlsbad Research Center.

DSK Carlsbad is developing the $20 million project at El Camino Real and Priestly Drive. Construction will start in February, said Cheryl “Dennie” Smith, the architectural firm’s founder. Completion of the project is scheduled for September of next year.

The complex is on lot 12 of the research center. Four of the nine buildings will be two-story, each encompassing 17,056 square feet, and five single-story buildings, four of them 6,360 square feet, with the fifth containing 8,336 square feet.

The project is being designed in a Mediterranean style, with terra cotta and sandstone exterior finish and pre-cast concrete window trim, Smith said. The buildings will be sited around a landscaped central courtyard.

Other professionals involved in the project include Prime Structural Engineering of Rancho Bernardo; O’Day Consultants of Carlsbad; ILA+Zammit of San Diego; Division 15 Consulting Services of Spring Valley; and Ridge Landscape Architects of San Clemente.

San Diego-based Nielsen Dillingham Builders is finishing up on the Carlsbad Company Stores Phase II project at 5600-5610 Paseo del Norte in Carlsbad, said Brian Dunn, a spokesman for the contractor.

Retail Buildings


The company’s crews are just completing the exterior finishes on the two speculative retail buildings designed by KMA Architecture of San Diego. They total about 62,000 square feet and can accommodate 18 retail shops. The wood-frame buildings have conical and rounded roofs.

The major subcontractors on the project include E.F. Brady Co. of La Mesa; McCullough Plumbing Inc. of Escondido; Evitts Electrical Inc. of Escondido, and Consolidated Fireprotection Inc. of Carlsbad.

Meanwhile, construction is nearly completed on Vista Palomar Park in Vista. It’s a 42,000-square-foot retail center at the northwest corner of Palomar Airport Road and Business Park Drive. Some of the tenants who have already located there include Taco Bell, Jack in the Box, and 7-Eleven, said Bill Barnett, the leasing agent for Burnham Real Estate Services, which is handling the project.

Down in Downtown, Ninteman Construction Co. Inc. crews are installing mechanical equipment and restoring ornamentation and repairing the exterior of the historic El Cortez Hotel. It is being converted to apartments, said Roger Conlee, a spokesman for the J. Peter Block Cos., which is developing the project.

Several contractors report they are in various stages of completing a variety of tenant improvement projects.

$839,000 Project


Bycor General Contractors Inc. crews are involved in a large-scale project for MedImpact, a pharmacy benefits management company at 10680 Treena St. in San Diego. Marianne Lamoureux, a company spokeswoman, said the $839,000 project involves some demolition and the refurbishment of office space. It’s a 66,861-square-foot job designed by Augustine Miller Design Studios of San Diego.

Bilbro Construction Co. has finished tenant improvements for Federal Express in the Bernardo Heights Corporate Center, 10815 Rancho Bernardo Road. The 13,600-square-foot project includes offices, conference rooms and a reception area, said Bridget Bennett, a Bilbro spokeswoman. Cynthia Ericson of Ericson and Associates of San Diego was the architect for the project. Subcontractors were San Marcos Mechanical of San Marcos; Dynalectric of San Diego; Western Fire Protection of Poway; Re:Source Floors of San Diego; and General Coatings, also of San Diego, she said.

D. Robert Sutphin Design Group and Retail Properties Group Commercial Construction Services has work under way on the new 11,600-square-foot headquarters for the Deputy Sheriff’s Association at 13881 Danielson St. in Poway. The job will be finished next month, said Buzz Sutphin, the project’s architect and manager.

Pacific Interior Systems General Contractors of San Diego has completed six speculative office suites at 980 and 990 Park Center Drive in Vista, said Greg Rogers, president of the firm. Each one of the suites had about 3,800 square feet of space and had both office and warehouse space. Cooper Roberts Bennett Design Architects of San Diego did the space planning.
