S.D. Malkin Files Plans for Oceanside Resort

A San Diego developer has filed paperwork to build a 336-room resort and 48 time-share units on two city blocks in downtown Oceanside, steps from the beach.

S.D. Malkin Properties, which has been in exclusive negotiations with the city of Oceanside since August 2005, gave its application for a coastal development permit to Oceanside city officials Oct. 27.

The proposal calls for a 289-room main hotel, a 47-suite boutique hotel, and 48 fractional time-share units, said Jeremy Cohen, senior vice president for S.D. Malkin. A 610-space, underground garage would serve the hotel, said Jane McVey, the city’s economic development and redevelopment director.

A value for the project was not immediately available. As envisioned, the project would use $27 million in city redevelopment funds.

The city will now prepare an environmental impact report and conduct public meetings on the project. In an interview Oct. 31, Cohen expressed hope that the city would certify the environmental report and approve developer agreements during the second half of 2007.

The developer would secure financing for the hotel after entitlements were in place, Cohen said.

S.D. Malkin also has offices in Greenwich, Conn., and London.
