Builders: New Home Market Moving Briskly
Homebuilders report their latest local developments are selling out within days of being released.
The San Diego division of Fieldstone Communities Inc. held the grand opening of Monterey Point at EastLake in Chula Vista on March 4, and by March 6, half the houses were sold, said Andrew Murphy, San Diego regional manager for the national builder. The five remaining houses are still available, he added.
Houses in the neighborhood are from 2,564 square feet to 2,950 square feet in size and have three to five bedrooms. Prices start in the mid-$200,000s.
All floor plans have fireplaces in the family room. Buyers can also elect to have a fireplace in the living room or master bedroom in certain models, Murphy said.
San Diego-based Reynolds Communities reports 95 percent of its houses at Sun River in Alpine were sold as of March 6. Only three of the homes are still for sale, said Mike Reynolds, the company’s owner. Prices start in the low $200,000s. There are four floor plans ranging in size from 1,565 square feet to 1,938 square feet with three to five bedrooms.
Sales at Silverado at Otay Ranch recently passed the 125th sale mark, said Sherry Kirkpatrick, marketing director for Centex Homes’ San Diego division. Centex Homes is a subsidiary of Centex Corp., a New York Stock Exchange-listed company.
“The 125th sale is quite a milestone in the life of this neighborhood, considering just a few months ago we were all set to close out with the 75 homes in our original plan,” Kirkpatrick said. “Since we added an additional 88 homes, the response was overwhelmingly positive,” Kirkpatrick said.
The first half of Phase 8 was released earlier this month, she said. They are from 1,513 square feet to 1,798 square feet in size, she said.
Los Angeles-based Pardee Homes has sold out the last phase of 11 houses at Crown Homes at Pacific Ridge after releasing them for sale on March 4. Bernie Yantz, local sales manager for the developer, said the company would hold a drawing to pick buyers for the models at the subdivision. Crown Homes at Pacific Ridge is in the Sorrento Valley area.
The houses in the final phase were priced from $358,900 to $520,900 and range from 1,830 square feet to 3,076 square feet, he said. They have three to five bedrooms and two to three baths. The houses have stone or brick veneer facades with wrought iron accents.
An official of Taylor Woodrow Homes Inc. of Irvine said sales have been brisk at Fairbanks Highlands in Fairbanks Ranch. Barbara Stowers, vice president of sales and marketing, said 76 of 93 homes are still available.
The houses have three to five bedrooms and 3.5 to 5.5 baths. They range in size from 3,883 square feet to 5,463 square feet and are priced from the mid-$900,000s, Stowers said.
Near Escondido, model home construction has started and preview sales will begin March 18 at Country Glen, a development of Carlsbad-based Barratt American, said Rick Fletcher, vice president of sales and marketing. The houses there will range from 3,637 square feet to 4,164 square feet, have three to six bedrooms, and 2.5 to four baths, he said.
The 46 homes will be priced from the high $500,000s to the $700,000s, he said.
