Sales and Leases



SALES

Five new industrial buildings totaling 106,293 square feet, which are located within the 32-acre Oceanside Gateway Business Park at 1609-1822 Ord Way in eastern Oceanside, have been sold. The value of the five separate sales transactions totaled $12,751,412.

Steico Industries Inc. purchased the 35,331-square-foot building located at 1814 Ord Way for $3,533,100. Steico was represented by Barry Hendler of Grubb & Ellis|BRE Commercial and Dave Pinnegar and Russ Jabra of Colliers International.

The David W. Hearst Jr. Trust bought the 26,167-square-foot building at 1816 Ord Way for $3,270,875. The trust represented itself.

PDD LP, represented by Barry Hendler of Grubb & Ellis|BRE Commercial, acquired the 18,032-square-foot building at 1822 Ord Way for $2,706,000.

USP Inc. purchased the 20,029-square-foot building at 1818 Ord Way for $2,062,987. Barry Hendler of Grubb & Ellis|BRE Commercial represented the buyer.

Surf Ride Inc., an Oceanside-based surf and skateboarding retailer, purchased the 6,734-square-foot building at 1609 Ord Way for $1,178,450. Rusty Williams and Isaac Little of Lee and Associates represented the buyer. The seller was PCCP bkm Oceanside II LLC and was represented by Jim Spain and John McFayden of Colliers International.

VJK Properties Mission Valley LLC has purchased a 20,383-square-foot office building and adjacent 1.22-acre parcel in Mission Valley from National University for $4.5 million. The buyer plans to lease the property to AimLoan.com, an Internet-based mortgage company. The adjacent parcel will be held for future development and immediate parking needs. Marcus Richardson of Voit Commercial Brokerage represented the buyer. John Bucher of John Bucher Real Estate represented the seller.


LEASES

Cyntellect Inc., a San Diego-based biotechnology company, has expanded and renovated 23,409 square feet of research and development space located at 6620 Mesa Ridge Road in Sorrento Mesa from RREEF. The property is leased for 62 months for $1.72 million. Glenn Friedrich of CresaPartners represented the lessee. Christopher High, Michael Macie, Eric Northbrook and Jeff Oesterblad of Cushman & Wakefield represented the lessor.

Wyndham Hotels and Resorts has signed a 60-month, $1,216,716 lease renewal for 7,561 square feet of retail space located at 7610 Hazard Center Drive, Suite 301, in Mission Valley. John Jennings and Aaron Hill of Burnham Real Estate represented the lessor, 7510 Hazard LLC. Robert Lester of Coldwell Banker Commercial represented the lessee.

LBA Realty has leased 18,184 square feet of office space to Tax Compliance Inc. for $2,795,244. The property, located at 10089 Willow Creek Road, Suite 300, in Scripps Ranch, is leased for 64 months. Tom van Betten, Jim Laing and Marc Posthumus of Burnham Real Estate represented the lessor. Chris Hobson of Grubb & Ellis|BRE Commercial represented the lessee.

Three leases have been signed at Cielo Village, a 50,114-square-foot retail and office center in Rancho Santa Fe, for a combined value of $1,791,445.

Shapouri & Associates signed a 60-month, $1,416,540 lease for 6,936 square feet of office space located at 18055 Calle Ambiente, Suite 501. Burnham Real Estate’s Michael Dyer represented the lessor, Cielo Village LLC.

The Privateer LLC has signed a 60-month, $224,422 lease for 1,062 square feet of retail space at 18025 Calle Ambiente, Suite 203. David Maxwell, Bill Shrader and Corinna Gattasso of Burnham Real Estate represented both the lessor and lessee.

J Carl Shoes signed a 60-month, $150,483 lease for 746 square feet of retail space at 18025 Calle Ambiente, Suite 202. Maxwell, Shrader and Gattasso represented both the lessor and lessee.

Metropolitan Life Insurance Co. has leased 9,069 square feet of office space at 550 W. C St., 20th floor, in downtown San Diego from 550 Corporate Center Investment Group Inc. The five-year lease is worth $1.77 million. David Crabb and Herb Hafter of CB Richard Ellis represented the lessee. CBRE’s Kraig Kristofferson and Stacy Meronoff represented the lessor.
