Charles and Mildred Homer and Martin and Barbara Hallum purchased the two-story 17,792-square-foot office building from Spectrum 33 LLC for $5.97 million. The property is located at 4933 Paramount Drive in Serra Mesa. Nick Psyllos, Louay Alsadek, Paul Komadina and Evan August of CB Richard Ellis represented the seller. Lee Homer of Kensington Properties represented the buyers.

San Diego Apartment Investors Group sold the 31-unit Westbrook Manor Apartments, located at 379 Orlando St. in El Cajon, to Westbrook Manor LLC for $2.7 million. The 21,560-square-foot complex sits on 0.68 of an acre and was built in 1973. Eric Comer and Jim Neil of CB Richard Ellis represented the buyer. Sam Williams of CB Richard Ellis represented the seller.

Liberty Villas, a nine-unit apartment complex located at 530-532 Richmar Ave. in San Marcos, has been sold for $1.11 million. The property was sold by Scott J. Lewis to Casa Vista Estates Inc. Patrick Doyle and Eric Turner of Hendricks & Partners negotiated the transaction on behalf of the seller.

A nine-unit apartment community, located at 3404 Helix St. in Spring Valley, has been sold for $1.05 million. The complex, named Spring Valley, was sold by the Stephen F. Gardella Trust of San Diego to Mario G. Cagayat and Adelaida Cagayat, Trustees of the Cagayat Family Trust of Chula Vista. David Andrews of Hendricks & Partners represented the seller. Teresa Miller, Joyce Gray and Cameron Aldrich of Chicago Title represented the buyers. Erin Link of Washington Mutual provided financing for the transaction.

Blue Shield of California has leased 7,672 square feet of office space in Rio San Diego Plaza II from SDCO Rio San Diego Plaza II Inc. for $1.32 million.
