Arizona-based MHMS purchased the Hitachi Corporate Center office building for $18 million. The 69,000-square-foot building is located at 10277 Scripps Ranch Blvd. in Scripps Ranch and sits on 5.4 acres of land.

Built in 1991, the three-story facility is currently 100 percent occupied by Hitachi Data Systems. The building is home to the company’s headquarters.

Hitachi Data Systems deals with storage infrastructure solutions, storage management software and storage consulting services for its parent company Hitachi Ltd., a Tokyo-based electronics company.

Ron Jacobson of Madison Partners represented the buyer, while Rick Reeder and Brad Tecca of Grubb & Ellis|BRE Commercial represented the seller, Bixby Holdings.

TA Associates Realty acquired Ashworth Inc.’s global headquarters building located at 2765 Loker Ave. West in Carlsbad. Leaf Investments LP sold the building for $16.9 million.

The 93,900-square-foot building, built in 1999 on 5.22 acres, is 100 percent leased to Ashworth, a designer and distributor of sports apparel and accessories.

Louay Alsadek and Evan August of CB Richard Ellis served as the investment team. Mark Emerick and Dennis Visser of Grubb & Ellis|BRE Commercial provided local market perspective on the transaction. The two firms represented both the buyer and the seller.

Meridian Value Partners LLC purchased the SMS Technologies Facility located at 9877 Waples St. in Mira Mesa from RJ Waples Investors LLC for $10.8 million.

SMS Technologies Inc. has occupied the 61,600-square-foot flex/R & D; facility since its completion in 1989. The company provides a total spectrum of electronic manufacturing services to a variety of companies in multiple industries.

Steve Rowland and Brad Tecca of Grubb & Ellis|BRE Commercial represented both the buyer and the seller in the transaction.

Mission Office Park LLC purchased a 60,000-square-foot industrial building located at 1601 Precision Park Lane in San Ysidro for $9.7 million from CT Realty Corp.

The one-story building sits on 4.6 acres of land in the Precision Park business campus near state Route 905.

CT Realty acquired the previously vacant property in February 2006 as an investment and leased the building to HD Construction Supply.

Harry Stone and Michael Mossmer of Voit Commercial represented both the buyer and the seller.

Latimer Consulting LLC purchased 1,400 square feet of office space in Garnet Pacific Plaza located at 1940 Garnet Ave. in Pacific Beach from Scotland-Garnet LLC for $550,000.

Pascal Aubry and Ryan Dunigan of Burnham Real Estate represented the buyer, while Doug Cresia of NAI San Diego represented the seller.


24 Hour Fitness USA Inc. signed a 15-year, $11.5 million lease for a 35,000-square-foot sports club to be located in the East Sycamore Commercial Center at 324 Sycamore Ave. in Vista. The lessor, Western Skies Blue River Associates, will develop the building.

The developer plans to start construction for the building in September. The sports club fitness facility will open during the first quarter 2008.

Dave Hagglund of CB Richard Ellis represented the lessee, 24 Hour Fitness. Marc Dudzik of Lee & Associates represented the lessor.

Toolup Inc. signed a lease with NAML LLC for 39,600 square feet of warehouse space located at 9660 Chesapeake Drive in Kearny Mesa. The $2 million lease is for five years.

Bill Dolan of CB Richard Ellis represented the lessee, while Gilbert Enciso of Torrey Pines Commercial Real Estate Services represented the lessor.

Global Resources Investments Ltd., doing business as Global Resources Investments, signed a 60-month, $1.25 million lease for 10,136 square feet of retail space in La Costa Towne Center located at 7770 El Camino Real in Carlsbad.

Kam Walton and John Jennings of Burnham Real Estate represented the lessor, La Costa Tower LLC. Jeff Saywitz of The Saywitz Co. represented the lessee.

Island Data Corp. leased 11,200 square feet of office space in One Carlsbad Research Center located at 2386 Faraday Ave. for 36 months at $895,000. The lessee will operate a software and development business in the space.

Ron Magnaghi of Cushman & Wakefield | CREA Alliance represented the lessee, while John Hoffman and Dan Tate of Burnham Real Estate represented the lessor, Sunrise Property Associates LLC & KW Fund I LP.

Fidel Guitierrez Forwarding Agency, a company specializing in freight forwarding, signed a five-year lease for 12,000 square feet of industrial space for $461,000. The property is located at 9295 Siempre Viva Road in Otay Mesa.

Annette Martorell and Derek Hulse of Lee & Associates represented the lessee, while the lessor, First Industrial Realty Trust, represented itself.
