The Villas at La Mesa, located at 8515 Chloe Ave., has been sold. Built in 1971, the 86-unit apartment complex was sold for $11,545,000. The seller was KW/WDC La Mesa and the buyer was The Villas Apartment Homes. The seller was represented by Steve Huffman of Hendricks & Partners.
Leases
Bridgepoint Education has signed an 11-year lease for office space totaling 250,000 square feet at the Sunroad Centrum office building in Kearny Mesa. The private educator has leased 10 of Sunroad’s 11 floors. The space will be used for Bridgepoint’s continued expansion and will occupy the building in two phases. They will move into 149,660 square feet of space in March 2009 and will occupy the remaining 98,391 square feet in January 2010. Chris Hobson of Grubb & Ellis|BRE Commercial represented the lessor. Total consideration for the lease and the lessee’s representative were not disclosed.

Boyd Coffee Co. has leased 8,721 square feet of warehouse space at 9770 Carroll Centre Road in San Diego from Harsch Investment Properties. The five-year lease is valued at $528,822. Brian Klepacki of CB Richard Ellis represented the lessee and Dean Asaro, Sam Higgins and Andy Irwin, also of CB Richard Ellis, represented the lessor.

Calzado Andrea International has leased 60,520 square feet of warehouse distribution space at 7603 St. Andrews Ave. in San Diego from Beard Land & Investment Co. The five-year lease is valued at $1.84 million. Shane Harmon of CB Richard Ellis represented the lessor while the lessee was represented by Gonzalo Rioja of Stone-Miller.

A 68-month lease has been signed by ServiceMaster Rapid Response for 9,550 square feet of industrial space at 9755 Distribution Ave. in San Diego. Total consideration is valued at $408,633. The space will be used for operating an emergency fire and water damage restoration as well as mold remediation business. The lessor was represented by Brad Tecca of Grubb & Ellis|BRE Commercial and the lessee was represented by Justin Harvey of Coldwell Banker Commercial.

FS San Ysidro has leased 1,073 square feet of retail space to Subway Real Estate in San Ysidro. The 60-month lease has a total consideration of $229,354 and is located at 4310 Camino de la Plaza. Joe Yetter, Mike Clark and Brian Jinnings of Grubb & Ellis|BRE Commercial represented the lessor and the lessee in the transaction.
