Office space totaling 50,520 square feet at 9573-9577 Chesapeake Drive in Kearny Mesa has been sold by Chesapeake Drive LP to Providence Chesapeake LLC for $14.6 million. Greg Lewis of Cushman & Wakefield and Eric Thies of Brnika Inc. represented both the buyer and seller.

Two properties located in the Carlsbad Raceway Business Park in Carlsbad have sold for a total of $7.7 million. TMax Gear purchased the 27,068-square-foot building, located at 3182 Lionshead Ave. in Carlsbad, from Opus Point Flex for $4.35 million. RQ Construction Holdings LLC bought the 20,557-square-foot building located at 3194 Lionshead Ave. for $3.25 million. Dennis Visser and Aric Starck of Grubb & Ellis|BRE Commercial represented Opus West. Dave Steffy, also of Grubb & Ellis, represented TMax Gear. Lannie Allee and Roger Carlson of CB Richard Ellis represented RQ Construction Holdings LLC.

Makena Great American has purchased a 22,500-square-foot parcel from John Thickstun for $2.1 million. Development of the property, located at 2576 Clairemont Drive, is set to be completed by late 2008. Jeffery Simonds of Voit Commercial Brokerage represented the buyer. The 40,946-square-foot property consists of 20 three-bedroom, two-bath units and four two-bedroom, two-bath units located in three eight-unit buildings.
