Border Station Partners has purchased the Border Station Parking Facility located at the U.S.-Mexico border crossing from a private seller for $17,525,000. The facility sits on 5.5 acres at 4570 Camino de la Plaza in San Ysidro. Jeff Wells and Tracy Clark of Voit Commercial Brokerage represented the seller. The buyer represented itself.

City Villas I and II, located at 837 and 845 16th St. in Downtown San Diego, have been sold for $9.4 million. CVLP-JUDD; JUDD CV APT LLC of Solana Beach sold the 70-unit apartment complex, which sits just three blocks away from San Diego City College, to SRP Annex LLC. Steve Huffman and David Andrews of Hendricks & Partners represented both buyer and seller.

TH Retail Associates has sold the Torrey Highlands Plaza to Torrey Highlands Plaza LLC for $8.4 million. The 14,042-square-foot retail center is located at 13350 Camino del Sur in Rancho Pe & #324;asquitos in front of Westview High School and adjacent to state Route 56. Reg Kobzi, Joel Wilson, Carrie Bobb and Matt Shope of CB Richard Ellis represented the seller. Packard Realty represented the buyer.

Sciarrino Family Trust has sold a two-building, 48,137-square-foot industrial complex located at 8745-8747 N. Magnolia Ave. in Santee to Highway 67 LP for $5.34 million. James Renner of Inland Pacific Commercial Properties represented both buyer and seller.

The Garrison West Apartments, located at 445 Garrison St. in Oceanside, has been sold for $5.5 million to Glenn L Goldman Trust. The 46-unit complex sits on about 2.2 acres of land and consists of 30 two-bedroom townhouse units and 16 one-bedroom units. The sellers, James and Karen Watkins, were represented by Todd Clarke of American Apartment Advisors Inc. and Ed Engle of Asset Management Services. Ray Adams of Grubb & Ellis|BRE Commercial represented the buyer.


LEASES

It’s All About the Girl LLC has signed a five-year lease for 6,014 square feet of retail space in Liberty Station for $729,562. The property, leased from Liberty Station LLC, is located at 2445 Truxton Road, Suite 201, in Point Loma. Jill Morton, Don Mitchell and Scott Kincaid of CB Richard Ellis represented the lessor. Randee Straton of Burnham Real Estate represented the lessee.

Masy Investment Co. LLC has leased TRC Environmental Corp. 6,855 square feet of industrial space located at 4393 Viewridge Ave., Suite A, in Kearny Mesa for $542,595. The lease has been signed for five years. Bill Dolan and Doug Works of CB Richard Ellis represented the lessor. Andrew Zimsky of Colliers International represented the lessee.

Retail space totaling 4,369 square feet has been leased for 10 years by Massage Envy for $1,722,260. The property, located at 1091 K St., Suite A101, in Downtown San Diego, was leased by Park Terrace Development. 24 Hour Fitness USA Inc. has signed a 180-month, $11.58 million lease for 35,000 square feet of space located at Sycamore Avenue and Lobelia Drive in Vista. The lessor, Western Skies Blue River Associates, was represented by Dave Hagglund of CB Richard Ellis. Marc Dudzik and Ron Voigt of Lee & Associates represented the lessee.

Carrier, a provider of air-conditioning, heating and refrigeration systems, has signed a five-year, $1.6 million lease on 19,614 square feet of industrial space located at 4863 Shawline St., Suite A, in Kearny Mesa. The lessor, McGrath Family Trust, was represented by Randy LaChance and Glen Volk of Voit Commercial Brokerage. Brent Wright of CB Richard Ellis represented the lessee.
