Rudolph and Sletten Tops Off First of 11 Towers in $40M R.B. Project



Progress Report

General contractor Rudolph and Sletten Inc. has completed the topping off of structural steel for the initial office building in the Summit Rancho Bernardo corporate campus development in Rancho Bernardo. The $40 million, five-story office tower, which totals 196,602 square feet, is scheduled for completion in December. Subsequent phases will include 10 additional office towers of six to 10 stories, ranging from 185,000 to 370,000 square feet. Two 40,000-square-foot amenities buildings will be constructed as well.

Construction is under way on Melrose Plaza, a retail and commercial center at the corner of Sparrow Lane and Melrose Drive in San Marcos. San Diego-based KMA Architecture and Engineering is providing architecture and engineering services for the project, which includes building two single-story buildings totaling 18,400 square feet. The project is scheduled to be completed in the third quarter of 2008.

Smith Consulting Architects has design services under way for the 20,000-square-foot Bressi Ranch Medical Plaza, located at the corner of El Camino Real and Town Garden Road in Carlsbad. The proposed structure will sit on 1.94 acres and be the only two-story medical office building within Bressi Ranch. Pacific Building Group is the general contractor for the project.

Cornerstone CMS Inc. has contracted with Rady Children’s Hospital to provide management services in the form of staff augmentation for the hospital’s new Patient Care Pavilion. The pavilion is an expansion of the existing hospital, totaling 270,000 square feet on five levels with two tie-in points on the second and third levels. Work on the project began in December and is scheduled to be completed in July 2010.

Johnson & Jennings General Contracting has completed tenant improvements on the new $950,000 Quantum Leap Packaging Inc. facility at 11870 Community Road in Poway. The 17,600-square-foot building contains both office and manufacturing space. The work included building new offices, restrooms, a testing laboratory and a general manufacturing area.

The San Diego office of SCS Engineers has completed environmental engineering and construction support services for Father Joe’s Villages’ 16th and Market Workforce/Affordable Housing project in downtown San Diego’s East Village. The high-rise building will include 136 family-sized units, a community room, an outdoor play area and underground parking for tenants.

Construction is under way at Park Place South, a three-story office condominium project at 955 Boardwalk St. in San Marcos. The 24,500-square-foot steel frame structure is now complete, with building shell completion scheduled for the third quarter of 2008. The structure has 16 office suites ranging from 1,363 to 4,255 square feet. Prices for the nine remaining suites range from the high $300,000s to the high $700,000s.
