Many Renovations Completed on Other Projects
Crews from San Marcos-based Lusardi Construction Co. have poured the floor slabs on a two-story office building on Aston Avenue in the Carlsbad Research Center last week.
Smith Consulting Architects of San Diego designed the facility, which will have office suites ranging in size from 5,000 square feet to 87,000 square feet, said Rick Reeder, one of the leasing agents on the project for Business Real Estate Brokerage Co.’s Carlsbad office. Dan Oury and Kent Moore of the company are assisting him in seeking tenants for the building.
Gary Baker, design director for Smith Consulting, said the painted, concrete tilt-up building would have granite accents above the windows on the exterior and reflective blue glass in the windows.
“In this case, we are trying to break the mold of the typical concrete tilt-up building by using upscale materials as accents along with a well-thought-out paint scheme that is made up of three shades of tan,” Baker said.
The floor plan of the building is V-shaped, with a large, circular two-story lobby extending from the juncture of the two arms, Baker said. When completed, the two-story building lobby will feature granite finishes, skylights, water features and a lot of natural lighting, he said.
Ahles Landscape Architecture of Cardiff designed the landscaping.
The building is scheduled for completion in May. Aston Views LLC of San Diego is the owner.
Meanwhile, several other building contractors said they have finished tenant improvement projects in the past two weeks or are nearing completion.
Pacific Interior Systems finished tenant improvements on a new 37,886-square-foot facility for SupplyPro Inc., an inventory management system company in Sorrento Mesa earlier this month.
Greg Rogers, president of Pacific Interior Systems, said the project located in an existing one-story building included new offices, a data processing center, production area and bathrooms, as well as new electrical and mechanical systems, flooring, ceilings and a new fire alarm system.
Other companies working on the $370,000 project included Karvon Electric, Jackson & Blanc and architect William Smith & Associates, all of San Diego.
Roel Construction Co. Inc. of San Diego finished the renovation of an 11,000-square-foot California Bank & Trust office at 9444 Farnham St. late last month. Jacquie Johnston, a spokeswoman for the contractor, said the project involved a complete build-out of the first floor, including a new acoustic ceiling, wall finishes, millwork, carpeting and vinyl tile.
Scripps Kearny Ventures LLC of San Diego is the owner of the property. Maria Lopez of Hurkes Design Associates planned the space and Laura Goodwin of Laura Goodwin Construction was the construction manager. Both are of San Diego.
San Diego-based subcontractors included Western Insulation Inc., Interior Specialties, North County Acoustic, Howard’s Rug Co., Specified Products Inc., Schmidt Fire Protection Co. Inc., Carrier Corp. and Beck’s Quality Services. Other subcontractors included Mission Valley Cabinet and Acadian Plumbing, both of Poway, Bergelectric of Escondido, WSC Services of Santee, 3-D Door Inc. of Fountain Valley, La Mesa Glass of Lemon Grove, Horizon Painting of El Cajon and Golden Image Window Coverings of National City, she said.
Johnson & Jennings General Contracting finished up early this month a 9,756-square-foot law office for Mazzarella, Dunwoody & Caldarelli in the 550 Corporate Center in Downtown. The law firm relocated from a suite on the fifth floor of the building to its new location on the seventh floor, said Maryann Hernandez, a spokeswoman for the contractor.
Luis Benito of Benito Design Group provided space planning, construction documents and construction observation services, Hernandez said.
The $282,000 project included a reception desk made of figured maple and cherry with a floating granite top, stone flooring and stepped ceilings in the reception and conference rooms.
Subcontractors on the project included Qualtec Electric and Caldwell Glass & Mirror of El Cajon, Interior Specialties of Carlsbad, Precision Woodworking of Chula Vista, ACCO, Quality Paint and Resource Floors of San Diego, and Acoustic Works of Escondido.
