Interior, Space Planning For Medical Offices Gets Off the Ground

Allard Jansen & Associates, Architecture & Planning has finished land use concepts for the San Diego community improvement district near Interstate 15 and El Cajon Boulevard interchange.

The El Cajon Boulevard Business Improvement Association retained Allard Jansen to create design concepts for the numerous blocks of overpass area created where the recently completed I-15 freeway was tunneled under El Cajon Boulevard.

The company, using the city of San Diego transit-oriented development concepts and New Urbanism guidelines, designed integrated housing, recreation, retail and office uses around a transit including two bus and light rail stops.

Caltrans has selected the median of I-15 directly under El Cajon Boulevard as part of a mass-transit concept called the Mid-Cities Transit Interchange Project, which will consist of two bus stops or light rail stops in the median of the freeway.

“Our goal was to provide some conceptualizing, not to design the actual retail and transit uses that will eventually be placed there, but to think through some creative concepts for how the space could be used,” said Allard Jansen, the company’s principal. “This is a totally unique opportunity to create something significant and lasting, and the El Cajon Boulevard Business Improvement Association wants to know what is possible and how best to achieve it.”

Additionally, the firm was asked to develop a feasibility study and visual renderings for the eight-block area near the I-15 and El Cajon Boulevard overpass. The conceptual project includes various housing types, hotels, movie theaters, office buildings, and pedestrian-oriented retail.


Design Begins On Medical Offices

Design work for Curative, an outpatient wound care center, is under way by Jossy+ Carrier Design Group. The outpatient center of approximately 3,000 square feet, is located in the Scripps Medical Office Building at 9844 Genesee Ave. in La Jolla.

The scope of work includes space planning and interior design. Located adjacent to Scripps Hospital, the first-floor wound care center will feature a private entrance, six treatment rooms, a waiting area, a business office and conference rooms with views through exterior glass windows.

John Pohling will serve as project coordinator for Jossy+Carrier.


Law Firm To Be Remodeled

Jossy+Carrier Design also has finished the design for the partial remodeling of Ernest S. Ryder & Assoc., Inc., a professional law corporation, with approximately 2,768-square-foot offices at 101 Broadway in Downtown San Diego.

Roi Jossy worked as principal-in-charge for Jossy+Carrier, with Jules Wilson as project manager. The general contractor was Johnson & Jennings General Contracting.


Smith Consulting Wins Contract

Smith Consulting Architects has been awarded the contract for the architectural and interior design of the 94,000-square-foot building for ADCS, Inc., a high-tech company specializing in data capture and conversion and document conversion.

Work on the construction of the two-story office building in the Parkway Business Center in Poway is scheduled to begin in November, with completion set for March 2002. The project cost is about $7.9 million and will include state-of-the-art energy-saving equipment, including a photovoltaic solar collecting system.

Scott Cairns of Smith Consulting is working as principal-in-charge with Jon Ohlson as project architect, Gary Baker as principal-in-charge of building design and Grant Evans as exterior job captain. Randy Bennett of CB Richard Ellis is the construction manager for ADCS.

Biotech Upgrade Project Completed

McGraw/Baldwin Architects has finished the tenant improvements for local biotech firm Sequenom’s new facility, approximately 82,500 square feet, located in the Torrey Pines Science Center Park.

Sequenom is developing an automated high-throughput program line for rapid DNA analysis, R & D; laboratories, and will serve as the company’s headquarters. The design is consistent with company functions, including bioinformatics, molecular biology product development, chemistry and customer training laboratories. The project is on a multiphase, fast-track schedule.

The project manager was Philip Pape.

Kennon Baldwin served as principal-in-charge and Dan Rosenberg worked as the project architect.
