Lead Designer Selected for North Embarcadero Visionary Plan

Progress Report

Project Design Consultants said June 28 that it has been designated to lead the design services team for phase one of the North Embarcadero Visionary Plan. PDC joins a team that already includes Denver-based Civitas Inc., New York City-based firms Cooper Robertson & Partners, Leni Schwendinger Light Projects Ltd., and Pentagram, and numerous San Diego firms.

The team’s main responsibility is to draft the construction documents for the first phase. Among the tasks to be completed is the narrowing of Harbor Drive to create a 100-foot promenade between Broadway and B Street. The first phase is expected to be completed in 2010.

Phase one of the NEVP is the first of several that are intended to revitalize San Diego’s waterfront, between Laurel and Market streets. The project is estimated to cost $28 million.

The NEVP is a combined project between the city of San Diego, the Centre City Development Corp. and the Port of San Diego.

Project Design Consultants is a professional design services firm specializing in planning, landscape architecture, engineering and surveying based in San Diego. The firm also has offices in Temecula, Bakersfield and Phoenix.

Upgrades At Two Properties Cost $2M:

Rexford Industrial LLC has completed renovation of its properties at 6200 and 6300 Yarrow Drive in Carlsbad. The properties, which contain 149,600 square feet of industrial and office space, were renovated at a cost of $2 million.

The renovations included the demolition of a single-tenant building to create two suites. Also included was the addition of new offices and a new elevator to service one of the new suites. The firm added new stairwells and upgraded lighting, improved handicap access, and added restrooms that comply with Americans with Disabilities Act requirements. The owners also improved the properties’ landscaping and other cosmetic features to enhance the image for the refurbished buildings.

Chuck McNary of Colliers International and Adam Molnar of Coldwell Banker Commercial are the leasing brokers for the buildings. L & L; Printing currently occupies the building at 6200 Yarrow Drive, but two suites for lease are available at 6300 Yarrow Drive, which was vacant due to the remodeling.

Los Angeles-based Rexford Industrial specializes in the investment of industrial property.

Tenants Eager To Lease In Mission Hills:

Phase one of Paseo de Mission Hills, which is scheduled for completion in August, has already been fully leased by three tenants. The 15,200-square-foot property is located on the block bounded by Goldfinch Street, Fort Stockton Drive, Falcon Street and West Washington Street in Mission Hills and contains retail and office space.

Prudential Real Estate signed a 10-year lease for 9,800 square feet of office and retail space at 870 W. Washington St.

San Diego National Bank leased 3,500 square feet of office and retail space at 810 W. Washington St. for 10 years.

Olivetto Wine Bar and Caf & #233; signed a lease for 1,800 square feet of retail space at 860 W. Washington St. for 10 years.

The combined lease agreements by the three tenants total $6.3 million, according to the leasing agents for the property, Reg Kobzi, Joel Wilson, Carrie Bobb and Matt Shope of CB Richard Ellis.

Craig Sanders of C.E. Sanders & Co. represented Prudential Real Estate. Peter Orth of CB Richard Ellis represented San Diego National Bank.

RS Lawrence and CLB Partners are working together to develop phase two of Paseo de Mission Hills, which will include 48 luxury condominiums, 13 town homes, eight affordable apartments and an underground parking garage. Wheelihan Construction Co. Inc. of Vista is the general contractor, and Salim Janmohamed of Northern Trust’s University Towne Center office handled the project’s construction financing.

Financing Incentives Offered:

Reynolds Communities re-introduced an incentive program for potential buyers of eight remaining homes at Belvedere, a community of newly-constructed single-family homes located on La Mesita Place in La Mesa.

The program offers a buy-down financing package that includes no mortgage payments for the first six months. Homes start in the mid-$400,000s.

The two-story houses come with several plans, offering two to three bedrooms, two and a half to three and a half bathrooms, two-car garages and up to 1,423 square feet of living space.

The design of the homes drew inspiration from Northern California’s Monterey area, with special stonework, tile roofs and paint tones.

Reynolds Communities is a San Diego-based home-building company with more than 30 years of experience in building in Southern California and Arizona.

Webster Campus Is Improved:

Diversified Construction Technologies Inc. completed a $250,000 tenant improvement project for 5,300 square feet at 6333 Greenwich Drive in University City.

The space was improved for the relocation of Webster University’s San Diego Metropolitan campus. Classes started July 3.

The project included the demolition of existing space, construction of four new classrooms and one computer lab, new break room, copy room and server room, a reception area and new ventilation, electrical, flooring and finishes.
