Jaynes Corp. has begun construction on a 30,000-square-foot building that will serve as the headquarters for Padre Dam Municipal Water District in Santee Lakes Regional Park in Santee. The building will house Padre Dam’s customer service center and its engineering and administrative offices. The two-story, steel-framed building includes an exterior skin of stone, glass and stucco. The design of the new building will also emphasize resource conservation through the use of solar shading devices for windows, energy-saving mechanical and electrical systems and construction materials with a high-recycled content.

Cost: $7.5 million.

Johnson and Jennings General Contracting began tenant improvement construction for the expansion of offices for Bergelectric, at 2210 Myers Ave. in Escondido. The 10,171-square-foot office space, which is housed in two adjacent buildings, will be expanded to include a third building. The front half of the offices will be renovated to accommodate additional offices and support stations. The project also includes a parking lot remodel and sidewalk renovations for access to people with disabilities.

Cost: $825,000.

Project manager: Dean Petersen.

Subcontractors: A-1 Plastics, Advanced Systems, Zephyr Painting and Comfort Systems.

Swinerton Builders completed the concrete phase of the CityMark development condominium project M2I in the East Village section of Downtown San Diego. The M2I project includes two seven-story cast-in-place condominium buildings over two levels of parking at the corner of 10th and Market streets in Downtown San Diego. Construction on the buildings began in September 2003 and is expected to be completed this summer.

Douglas E. Barnhart, Inc. completed construction of the 50,500-square-foot Poway City Hall and council chambers. The construction started in October 2002 and was developed in two phases. The City Hall building was completed in the spring and the council chambers building was completed in September. The 6,000-square-foot council chambers building will also serve as a 128-seat community conference center.

Allard Jansen & Associates, Architecture & Planning broke ground on the first phase of the Fletcher Cove master plan improvement project in Solana Beach. Phase-one elements include the relocation of existing restroom facilities, which are seriously deteriorated, and construction of an expanded facility. The project is the first phase of the master plan adopted by the city of Solana Beach in 1990, and updated in 2001.

Cost: $420,000.

Wermers Corp. is nearing completion on Pacific View Apartments, a 451-unit luxury apartment project in Carlsbad, northeast of Agua Hedionda Lagoon. The building is a three-story, garden-style gated apartment community with a motor court design.
