Construction—Downtown office buildings are on the rise again

Two developers said they would build office skyscrapers with retail and residential space in Downtown.

It marks the first time since 1990 that new office space has been under development in the neighborhood, said Nelson Rising, chairman and CEO of Catellus Development Corp. of San Francisco.

His company announced plans to build its 27-story, 457,000-square-foot project, called One Santa Fe Place, to the west of the Santa Fe Depot, just as Lankford & Associates of San Diego said it would build a 25-story, 450,000-square-foot office tower across Broadway at Kettner Avenue.

Carrier Johnson Architecture Interior Design Planning of San Diego is designing that project, said Rob Lankford, president of Lankford & Associates.

Daniel, Mann, Johnson & Mendenhall Architecture is designing the Catellus project.

Lankford said he would be presenting his company’s development proposal to the Centre City Development Corp., the city’s Downtown redevelopment agency, in early November.

He anticipated construction starting in the third quarter of next year with completion in the second quarter of 2003.

One Santa Fe Place is targeted to break ground in early 2002 once a certain amount of the space has been pre-leased, Rising said. He said the project would be ready for tenants in early 2004.

Construction of Bosa Development’s condominium project to the north of the Catellus property is anticipated to start in August 2001, with completion expected for late summer of 2003.
