San Diego-based Atlas Freight Forwarding Inc. plans to expand its local operations, after leasing a nearly 100,000-square-foot industrial distribution suite in Otay Mesa, according to brokerage firm Colliers International Group Inc.

Brokers said the cargo services provider has leased a 99,840-square-foot space at 2020 Piper Ranch Road, in a five-year deal valued at approximately $3.5 million. Atlas Freight Forwarding will begin occupying the space in November to support its foreign trade, transportation, storage and logistics services.

The suite is part of a larger 601,417-square-foot multi-tenant building that formerly housed a distribution facility of the retail chain Factory 2-U.

Colliers’ Chris Holder, Mark Lewkowitz and Will Holder represented Atlas Freight Forwarding. The landlord, PPF Industrial 2020 Piper Ranch Road LP, was represented by Rob Hixson and Bill Dolan of CBRE Group Inc. PPF is an entity of Morgan Stanley Real Estate Advisors.

In a Colliers statement, Senior Vice President Chris Holder said Atlas needed to expand its existing Otay Mesa operations into the new space in a short window of time to facilitate a large new contract. The selected site is near state Routes 905 and 125, as well as the Otay Mesa Port of Entry at the U.S.-Mexico border.

According to its website, Atlas Freight Forwarding is part of Canada-based services provider Atlas Cargo.
