Industrial Buildings Get New Owners

Two Vista industrial properties recently changed hands in separate deals, including Carlsbad-based First Driftwood Trust’s purchase of a 24,400-square-foot facility for $3.9 million.

Brokerage firm Lee & Associates said the building at 2410 Birch St. houses the corporate headquarters of Enaqua, which is part of Grundfos Innovation Co. and provides water treatment products and services for municipal and industrial customers. Nearly 50 percent of the property consists of office space.

The seller was listed as Jhawar REH LLC of Vista, represented by Lee & Associates’ Rusty Williams and Chris Roth. The buyer represented itself.

Also in Vista, San Diego-based PSRE1 LLC, doing business as a franchisee of Pro Source Flooring, recently acquired a 17,186-square-foot industrial building at 1070-1074 La Mirada Court for approximately $2.5 million, according to brokerage company Cushman & Wakefield.

The sellers were listed as San Diego-based JABS LLC and SR20 1074 La Mirada Ct. II. The buyer was represented by Cushman & Wakefield’s Chris Baumgart and Glenn Arnold.

Brokers said the off-market transaction combined two existing office condominiums, and the buyer will be expanding from its current operations in the 1070 La Mirada Court building. The acquired property includes an open floor plan and a warehouse.
