The Southern California division of homebuilder Brookfield Residential has begun grading and land development work on Rancho Tesoro, a new $100 million master-planned community in San Marcos.

A statement from Brookfield said the community will span more than 250 acres near Twin Oaks Valley Road and Village Drive. Brookfield and partner builder California West Communities are currently at work on a 347-home community that will have direct access to Discovery Lake.

Twelve model homes are slated to open in spring 2017, concurrently with the sales office, with the first homebuyer move-ins expected in summer 2017.

The builder said the community, south of state Route 78, will have a nature-oriented design, providing access to the Discovery Lake area through an extensive trail system. Residents will have access to walking and biking, picnicking, and catch-and-release fishing at the lake.

Plans for Rancho Tesoro also call for private recreational amenities including a pool, barbecues, picnic tables and a covered trellis pavilion. Homes will range in size from approximately 2,211 to 3,565 square feet, with pricing not yet announced.
