SSG LLC of Newport Beach has purchased a Carlsbad office building with a nearby undeveloped parcel for $12 million, according to Cushman & Wakefield Inc.
The brokerage company represented the seller, San Diego Income Properties LLC, and procured the buyer.
The transaction included a 50,000-square-foot office building, known as Kelly Corporate Center at 6010 Hidden Valley Road, and a 3.7-acre lot fully entitled for an additional 50,000-square-foot office building at 1015 Aviara Parkway.
Kelly Corporate Center was built in 2002 near Interstate 5, and the property was recently rezoned to allow for medical office uses. Both properties in the deal are currently vacant, and the buyer plans to commence construction on the vacant lot and market both for general and medical office tenants.
The new owners have enlisted Cushman & Wakefield to handle leasing.
