Graham Downes Designing Interiors for New Hard Rock Hotel in Colorado

A few San Diego businesses have reported some big out-of-state deals.

Graham Downes Architecture is designing the interiors for the new 280,000-square-foot Hard Rock Hotel at Copper Mountain, Colo.

Construction for what is being billed as a 4-star condo hotel is expected to start in the spring of 2007, with completion set for the spring of 2009.

NTDStichler Architecture has been awarded a $190 million expansion project of the Banner Thunderbird Medical Center in Glendale, Ariz.

The project includes a 200-bed patient tower, expanded emergency department and infrastructure design.

Groundbreaking on the tower project is set for early 2007, with expected occupancy in August 2008.

Equastone, a private equity real estate firm, has acquired Centennial Towers, a six-story, 155,000-square-foot office building, with a four-story parking garage, in Austin, Texas.

Equastone and an affiliate purchased the property from Morgan Stanley, and the purchase price was not disclosed. Centenniel Towers is the sixth property acquired by Equastone in the Austin market.

Big Deal:

The Coldwell Banker Commercial-Almar Real Estate Group in San Diego has announced the sale of the 144-unit Creekside Meadows Apartments in Alpine for $16.1 million.

Tom Olson and Ron Beck of Coldwell Banker Commercial represented the seller, Alpine Creek Co. II, while the buyer, Alpine Creekside LLC, was represented by Tony Albin of Colliers International in San Diego.

Moving In:

Rick Engineering Co., a San Diego civil engineering company, has announced the opening of a new office in San Luis Obispo to serve the central California coastal and valley areas.

The company’s other Southwestern locations are in Orange, Riverside, Sacramento, Phoenix and Tucson, Ariz.

Going Up:

San Diego-based Fenway Properties is the developer for Cabrillo Medical Center, a 31,191-square-foot, state-of-the-art medical office building now under construction at 7695 Cardinal Court in San Diego, near Genesee Avenue and Highway 163.

The three-story Class A medical building will feature custom office units, currently for sale or lease. Steven Dok and Brent Bohlken of San Diego-based commercial real estate firm GVA IPC are handling sales and leasing for the project.

Construction is scheduled for completion at the end of the first quarter of 2007.

Debuting:

McMillin Homes was scheduled to debut its new neighborhood, Jacaranda, in the master-planned community of McMillin Lomas Verdes in Chula Vista on Aug. 26.

Jacaranda will consist of 160 two-story, single-family homes, offering three to five bedrooms, and starting in the $560,000s.

In Encinitas, Barratt American has opened its model home for Nantucket, a new community of what is being billed as 16 one-of-a-kind, semi-custom homes.

They range from more than 3,000 to almost 5,000 square feet, with prices starting at $1.7 million.

Kudos:

Speaking of Barratt American, the Carlsbad-based firm recently passed muster as a National Housing Quality certified builder.

The certification was presented this summer at the National Association of Home Builders Research Center in Washington, D.C.
